I would love to see those condos go up around the P&L outskirts as it is supposed to be from the renderings.  :D

With Ted's out of the picture and Bice the last place serving Italian...wouldn't a casual Italian restaurant be a nice fit in Ted's former space? Burn me at the stake for saying it, but I think BRAVO is decent and would be a hit down there. Is there even one Italian joint in the CBD besides Anthony's?

Bravo came to my mind as I was reading this, then bam, you said it.

I've noticed places like Oklahoma City, Tulsa, Omaha, and Wichita have a much more humble tenant mix in their urban districts. I also believe they draw more families into the city - just not sure if their more humble tenant mixes are causative or reflective of this.

Then again, we don't have a Maggiano's yet. I get the impression that place is popular sort of the way PF Changs is for Chinese.

I'd rather see a Brio than a Bravo, though I know there's already one on the Plaza. Still, there's already 2 Bravos in town, right?

And P+L already has about 10X as much local stuff as the Plaza or any other suburban-style development. And the square feet vacated by Ted's is actually too small for Bravo (and most of its contemporaries). Ted's has a small footprint (around 4,000 square feet).

What do people think about the idea of turning Ted's into a retail shop or a couple retail shops?

  I would LOVE to see a resurrected Italian Gardens in P&L.  I have actually fantasized about this before...namely after reading the great Italian Gardens book over the holidays. 

  Though the original had its heyday long before my time, I do have great memories of eating there a number of times, and the excitment of coming into the "city" to do so.

Ha!    I'd hang out there   :lol:  Carl used to sit at my bar a lot when I was working at Pierpont's and when he was heavily involved in funding for the WW1 museum.  He's one slick old dude.  Wish I could have enjoyed Italian Gardens during its heyday.

Collisons article today mentions a possible tenant for the old Ted's maybe announced soon. Good to hear, hope its the truth.

Rally house going in on this block somewhere.... Looks to be closer to grand, hopefully cordish didn't give them the corner spot.... That would be a real disappointment given the prominent location and the fact it's been empty since construction

It would be a disappointment if a sports clothing store takes that prominent corner retail spot. Didn't you say in another thread empty is better than settling?
