Five Light

Postby Critical_Mass » Sat Feb 18, 2017 1:30 am

Someone close to me attended a lunch this past week with the city manager where they discussed many topics such as the infrastructure bond, etc. During the lunch, one of the things he mentioned was that there were now plans for a Five Light.

Was there any mention where Five Light would be built?

On top of the retail block just to the west of the current H&R building?

Yes, the building that Jos A. Bank and the Yardhouse is in. When the P&L District was conceived, this block was designed to have a tower built later atop the retail--presumably an annex building for H&R Block.

Critical_Mass, did your friend say anything about Cordish's plans for the proposed apartments in the Midland Theater Office Building?

No, that was not mentioned to me, nor was the proposed location for Five Light, though sounds like StrangerThings answered that question above. The only other P&L-related tidbit mentioned to me was about Cordish's interest and plans to invest $$$ in the I-670 lid / park. I was told it still would require stimulus funds or some other outside financial contribution to become reality (estimated @ $140m total cost(?)) but could become a priority project, starting in 2 - 3 years if the additional $ is awarded.

I believe the plan is to get all new towers built and then renovate the midland office building. It may not end up being residential though if the demand for office space has increased by then.

Don't think 4 and 5 will be called $-light.

Very exciting. If Cordish is really willing to fund the south loop cap that would be huge. It would allow the city and MoDOT to focus on decommissioning the north loop. Damn I'm excited.

in previous discussions, didn't we confirm that Block has first right of refusal on the space? clearly they're not growing and have consolidated other KC locations -- like the call center full of sidewalk smokers -- at the HQ tower. in short, they probably don't need it.

I do believe H&R has first rights of refusal for X-amount of years. Cordish and the city incured the cost however of building that block and including the structure for a future high rise.

I've actually been into what will at some point be the lobby of a 5th tower. Behind the odd wall between yard house and jos a bank this large enclosed area with high ceilings and even a elevator pit ready to go.

Didn't realize that block was constructed with foundation to allow for a hirise on top. Nice. Anyone else hear rumblings on this? Shouldn't take long for rag insiders to find out how credible this rumour is.

I can confirm with 100% accuracy that it's planned and will be built. Timeframe depends on how leasing goes obviously, but at this rate it may happen within 5-7 years. Cordish properties may end up featuring almost 1500 units downtown. 8-[

If you look at the aerial view, you can see the columns that come out of the roof. Those are the pylons that will support a tower. The square you see is the elevator shaft. There's a 15-20 foot pit below that as well.

well you can't say 100% it will be built but glad to see it's in the plans. Let's get 3 and 4 going before we wet our pants on this one.

I wonder if P&L Six will be a conversion of the H&R Block tower when they go out of business?
