Work is happening – would be surprised to see ground break in 2019, though.

Is 4 Light postponed indefinitely or is it still happening?

It hasn't been officially announced yet beyond some concept images. So neither?"

Didn't a concept image some time ago slip out with a "W" hotel sign on it? I would guess a large hotel confirmation would speed up the process for Four Light, but unlikely until something like that happens.

We had a large hotel confirmation, it's under construction right now and it didn't speed up the process.

I think that KCLover meant a large hotel brand confirmation for 4 Light.

Yes, a few renderings were produced with the W Hotel logo. These logos were edited out of subsequent releases.

Unrelated... We have a 13 page Six Light thread but nothing for Four Light?

There's been no such confirmation. I've seen renderings include brands that never located to the development.

He is saying that if there was a confirmation, the project would speed up. Aka If a large tenant was interested in the project the project would be a go.

When a tenant is interested is when they start negotiations. It could take months or years to get from interest to being ready to finalize the design. There's no assurance having a tenant means a project is a go. Look at how many project downtown get announced and never happen.

I really think this will be an office tower. The market is starting to change. I think Strata will be fully leased way before its even open. Businesses are kind of like sheep in that way, they want to follow the crowd to the most prestigious location. That’s why we have all the new banks now in the Crossroads.

When the council blocks a development and submarines on a longstanding, legally binding contract that they have with a developer... Then the developer loses all interest in pursing development in that area. Developers aren't here to play politics. They're here to build and make money. Renegade on a contract you already have with one and this is what happens. Blame the council as it should be blamed. All "Light" projects are now in jeopardy of being canceled.

True. The council needs to get out of the way and keep personal agendas from retarding everyday normal progress which ultimately results in nothing but good. You cannot hold up developers who have legitimate plans because you think you have a right to take a stand for some personal beliefs. You are not benefiting anyone. Councils job is to review plans and make sure the project is sustainable and legit and should get on with the next order of business. Cities that are booming do not play those stupid games.

Canady supposedly voted no on the airport after the FAA blocked her pet projects.

L O L

See:
Chicago + Lincoln Yards
NYC + Amazon
SF + Pretty much anything
etc

Every big city does this. It's not great, but it's an old game and developers know it. Cordish and KC will be just fine.

Off topic but the council and their community benefit requirements as part of the kci project has not gotten enough criticism.

I would like to see the council largely out of the project approval game except for publicly funded ones. Take the politics out of projects.
The council should be defining standards for projects.

All project the professional city staff reviews the project like today. If a project meets the standards it's automatically approved, including incentives. Otherwise it then goes to a small citizen committee (3-5 people) that works under the defined rules. And don't have *one* committee, have one per council district. This group can choose to send something for council approval or approve the changes to the project.

Then whenever an exception goes up for council approval code should be structured so the council can approve (or not) the exception and also put this exception onto a list for auto-approval or auto-denial at the same time. To have it's own amendment system designed in.

Agreed. It smacks of 3rd world politics and compromises the optimization of the new terminal by diverting funds elsewhere (the developer is not doing the pet projects for free).

"no borrowing money from other funds because we don't like the political optics even if it costs us an extra million or so"

"please raise the price to pay for every pet project I can think of"
