December 10th and still no rendering? I'm getting kinda antsy after seeing new renderings for whats getting built in st louis. Any word on when the public will get to see 3 or 4?

pretty sure someone high up there told me three would be announced once they start moving people into two light. two light was not open for the homes tour this weekend -- just the leasing office on main -- so it may be a bit longer.

So we are looking at a summer 2018 announcement? Sounds like they are behind schedule ("construction on three light will start before two light is finished")

Too bad Two Light wasn't completed enough for homes tour, that could've grabbed a few signups. But isn't there a Spring tour as well?

Seems few are concerned (as I am) that Three Light may look like Two Light so if there isn't a push for mixing things up, no need to put out a rendering if it's just a matter of copy/paste. It's the cheapest way to go afterall even though they could get economies of scale by using building designs/materials from another Cordish tower in other city and breakup the repetition.

There's enough downtown momentum to expect developers to raise the bar with unique buildings but if no on cares, copy/paste is what we deserve.

the citywide homes tour has a spring and fall event
not sure about the downtown-specific homes tour

Three can't be *exactly* the same because Walnut to Grand is a steeper grade than Main to Walnut and they're reversed, Grand is in the draw.

The question is will they redo the garage entrances so they don't have one on the streetcar line. My hope is they have the garage access off Truman and Walnut and put a nice retail space fronting Main. That wouldn't change the overall tower look but it would help with ground level at least.

Not sure when they'll put out another updated rendering. Two Light is a bit ahead of schedule at the moment but the plan is still to start on Three once Two Light hits a certain leasing percentage. The way signups are going, that should happen fairly soon.

Is the timeline still to build 4 once 3 is close to being done? I would think that all the demand would lead to bigger buildings and faster start times.

They're probably doing exactly what you would think, doing a demand forecast with each new building and adjusting their schedule.

Like if Two takes 2 months longer to lease to a certain point they delay Three. If it takes 2 months less they start it sooner.

KC council needs to push for a better design than a copy/paste of 2 Light. St. Louis's first Cordish tower is 30 stories or so and looks much better. Plus another developer is proposing a 33 story apartment tower by the ballpark.

I think that 3-4 light may not be receiving near as many incentives that the STL towers will. In theory, our high levels of demand should support
Taller 3 and 4 lights. But I guess that could also just mean we get 5 and 6 light instead of taller towers

...More information about Three Light, which would be built just west of Two Light, will be announced in early January. A measure spelling out Kansas City’s financial contribution is supposed to be introduced at City Hall the second week of January.

You can’t blame Cordish for being good negotiators! The city missed the mark with the projected tax revenue but an argument can be made that it’s still all worth it when you take into consideration all the development spurred by the district in general. I know Cordish are also big advocates for the street car and other development downtown.

According the article it is supposed to be introduced this week (to be heard in committee next week). If that is the case, usually it is posted Thursday afternoon at the latest.

Correct. Ordinance being introduced tomorrow at city council. If it receives approval, it will move forward.
