Was just thinking of condos at comparable heights on the south side of the Plaza. Was just in one on 18th floor that not only had Plaza views, but also DT, Nelson, sports complex. Even spotted Cerner/Bannister on the horizon. 3 br 1700 sq ft. Imagine 3 Light could have similar view in reverse.

The Penthouse apartments at Two Light go for max ~$6,000 per month. Three Light will be higher. Let's say your mortgage at 3 Light is about the same. My home loan calculator shows that a $6,000 a month payment buys you a $1 million home at 6% interest for 30 years w/ nothing down.
This approach appears to be roughly in line with a sampling of mixed apartment-condo towers in Chicago. If anything, a few quick searches show that there in condo monthly payments are a few hundred/month more than apartment rent.

Three Light construction has been put on “hold” pending the settling of some political waters. Project is still pretty much good to go.
