Jenkin's Building to be CONDOS!

On my way home from DC, I rode on Midwest Airlines, and they had some interesting KC stories in their magazine.  An article on coffee houses, then one on condos.  The condo article states, "Another project, Jenkins Music Building Lofts, will be located just north of the Sprint Center.  The Jenkins Music Building was a music factory and the 30's terra-cotta structure will be a series of unique 1.800 square foot, one per-floor units."  :o  This is amazing.  I have thought about how they could do this for a long time.  It is in an awesome location too.  It will be interesting to see how this is executed.

There are a couple of incorrect facts in this article...the stuff about the Broadway (cancelled) and the Argyle  (McGowan sold this building).

Hopefully they are right about this though.

Yeah, I noticed the mistakes...must have been written before those business plans changed.  Too bad they did, hu?

There have been murmurs about Jenkins becoming condo for some time without much tangible evidence - based on the other accuracy issues, I would wager that the airline rag is just reporting based on those murmurs.

Still dont see how they can put units in there without blocking the actual parking structure from access.  The parking surface and ramps are the same, plus the elevator access for the garage is through the Jenkins facade.

most magazine content has to be finished about 3 months before an issue is available. that should explain the out-of-date info.

I've been hearing about this for the past two years or so.  I know an architecture firm was working on this - but that doesn't mean its actually going to happen...

The question is this: is there enough room front to back to place condos in this building? If I recall it almost looks like it is just a sliver of a building. It would be a nice location though.
No trees were destroyed in the sending of this contaminant- free message.
However, a significant number of electrons have been inconvenienced.

No, it would have to extend into the parking garage structure, which is a continuous ramp design.

Yes it is possible.
The absolute minimum for a stacked townhome would be about 12 foot, but I think 15 foot is much more managable.

Yeah I would expect that if they ever convert Jenkins they will mostly stick to the existing floorplates and limit it to a handful of ultra premium units - perhaps multiple floors per unit.  In that location, I would think an "ultra exclusive" project could command a very premium price.

The building is a facadectomy, there are no existing floorplates.  Who would pay top dollar for a 15 foot wide unit?  It still begs the question what would they do with the 3 elevators that service the garage?

It is my understanding that the floor structure will be new, but the units will exist entirely in the remaining envelope of the jenkins building.  I'll double check with someone i know who has worked on the design...

15 foot wide - but with perhaps the entire length of the building and windows the entire way - I suspect some pretty cool spaces could be designed.

i think it would be far more appealing to extend the ground floor into the garage to accommodate retail space. the art installations are great, but that block could be so much more once the grocery store and condo tower are complete.

I think that it is two plats wide, which would make it roughly 100' wide from north to south.
