Probably not a huge skyle contribution... possibly shy of 300 feet, but just seeing a company like this, re-locate downtown from the suburbs... huge win... and given it's HDR, I'll be terribly disappointed if it's not an impressive design.

Actually, the Capitol District rendering above... perhaps not coincidentally, has a 'ghost' structure, right about where the HDR block is... probably about the right height too.

I would hope they would put their money into things like making it energy efficient and great workspaces before into the design on the outside.

The proposed route would run a block east from this location.

I would hope they would put their money into things like making it energy efficient and great workspaces before into the design on the outside.
I imagine they'll be able to put considerable attention towards all aspects... this is one of the top 5 architectural firms in the nation after all.

Exactly. Here's something else interesting... all 5 of Omaha's Fortune 500 headquarters, are within a block of the proposed line.

$50+ million development announced for the North Downtown neighborhood near TD Ameritrade Park.

"The Yard" is a 400 space parking lot that is right across from "The Slowdown" development. It has long been bemoaned as a huge hurdle to the areas further development basically it could act as the lynchpin. Once this one falls a number of other smaller lots could get going.

The current lot:

On the south end will be Kiewit's global training facility. Their spokesman said they considered sites in Omaha, KC and Dallas and decided to keep it in their hometown. He also said this facility will provided 15,000 hotel room nights to the city. 62K SF facility.

On the north end of the block will be a 5 floor 110 unit apartment building with 6K SF of retail.

There will also be a ~125 room hotel on site they are still working on an operator there. All three structures will share a parking structure.

This can be debated back and forth. I guess one question/comment would be 'What do these "suburb" locations offer these companies that a downtown location in KC doesn't offer?' And the point isn't about economic incentives (incentives could more or less be matched) but other factors in the decision making process.

Kiewit Corp announced plans to build a new $76M headquarters in Omaha's north downtown district west of the TD Ameritrade ballpark, to house 650 employees, no architectural details yet

Con Agra announced plans to partner with Hines to complete a $500M redevelopment of it's riverfront campus to include a plaza leading from Harney St to the existing lake, alongside which would be a 200 room hotel, 300 unit apartment building and low-rise condominium structure. Opposite side of the plaza would include a 280 unit apartment complex, 50,000 square feet of restaurant focused retail space and 250,000 sq foot office building. Farther south, another 250,000 office building and 250 unit residential high rise.

Out in the 'pan handle', a massive $1B suburban project is underway eventually covering 500 acres of land acquired from both Boystown and a last farmstead hold south of 144th and West Dodge. When completed over the coming years, it is expected to host 1,4 million sq feet of office, 500,000 sq ft of retail, 300 room hotel, 1500 apartment units, 140 townhomes, and 440 single family homes. One third of the land will be dedicated to parks/trails/rec areas.

Omaha business leaders are pushing hard for a streetcar line of our own, connecting TD Ameritrade ballpark to the University of Nebraska Medical Center, pointing to KC of course, as an example. That would put it within short walking distance of our 4 Fortune 500 headquarters as well.

In the interim, we're getting our 'feet wet' with a BRT line starting later this year, running between Westroads and downtown.
