Will the K7 corridor be KC's next emerging suburb?

From the looks of maps I've seen, it looks like the K7 corridor is poised to become the metro's next huge suburb. They say that people go where the roads are, and this area is loaded with great highways all around it (K7, I-435, K10, and Shawnee Mission Parkway). This is already much better highway access than southern Overland Park. A new hospital is in the works on K7. I assume it won't be long before K-10 is expanded to 6 lanes from I-435 to DeSoto.
