Big box stores can't be reused since they have no value to anyone else for tax purposes.

Actually, I've been in several diffrent reused big box stores this year. That a serious person doesn't see I'm making a point about the arguments big box companies make around the value/reusability of their space shows just how absurd they really are.
One thing I've seen is churches will open up in old big box space. It's not a bad pairing since they generally want lots of parking. In context of a church, I would rather see them move into super affordable space and spend money helping others rather than build a giant temple to their greatness.
