that Panera doesn't have a drive-thru though.... all new stores have one. read between the lines.

You must think more high end on something like this...all the conversations the developer has had with the city point to the price of this development being higher than others in the JOCO area. also, the developer here has a track record of building high dollar buildings instead of cheap, tilt up, crap. In order to be successful, he will need to be able to attract a higher image and therefore higher rent payers than 99% of those tenants you just mentioned. Your list is primarily made up of discount retailers ... they don't open stores in high end mixed use shopping centers, they cant afford it and its not their customer base.

I know that this is what the article says, but their new location off 39th would like to say otherwise

Also one in Oak Park Mall,At College BVLD and Metcalf Ave. no Drive-Thru.

Those are existing stores. The NEW stores and relocation are drive-thru where possible. Urban areas where Drive thru is either prohibited by zoning or prohibited by opportunity will remain normal. Its not just galleria that would be trying to do this. They are looking to relocate several in the KC area. who you you want to see go there? another incentive is for some of those Leawood tenants to get out of those crazy high Leawood taxes they pay over there. Save some money moving across the street.
