Having duplicate tenants in Shawnee and on 95th in OP/Lenexa hasn't worked out well for one or the other in the past... 95th has won out before. SMP also lost Old Navy and a few other stores to other parts of JoCo in recent years.

But they have filled the former Old Navy and Old Navy has been in Olathe for years and OP for some same with KCK.

Theirs a lot Shawnee doesn't have that other parts of Kc area or even MO/KS/OK/NB/IOWA/AR and so on have.

this is true. Shawnee doesn't have every store that exists in the midwest. great point and so on

Academy Sports,Sprouts are some. So is Sun Fresh,Ramey Price Cutter but none on KS side yet.

Yes it is because KCMO is in MO. Mixed Use Shawnee.

The point here is that you said that Sun Fresh had no stores in Kansas, but there is a location in KCK...

It is important to know what's in Belton so we can figure out what will locate at 95th/Metcalf or not.

Their's lots of places that don't have also Sprouts or Apple Market or Trader Joes or Save A Lot or so on yet.

Their's a place in it know that having a Dress Sale.

Shawnee can't decide what it wants to have. Developers try to bring in apartment complexes like Lenexa has, and residents get up in arms. Westbrook Green at 75th and Quivira is getting pushback from nearby residents afraid the apartments will end up like the run-down complexes along the south side of 75th. There are really two Shawnees, one on either side of 435. The Shawnee east of 435 is a tired retail corridor along SM Parkway with old and dilapidated housing stock that isn't worth enough to be "gentrified". The Shawnee west of 435 is a new suburb built for people who think Lenexa and Olathe are too "ethnic". In the meantime, Lenexa eats our lunch with new apartments, offices, and developments people actually want to live in.
