HomeGoods seems to be a discount version of Bed, Bath & Beyond; this could be the most "upscale" development they have been in. Seems like an odd choice with their neighbor being REI, which is definitely not discount. But it beats an empty building.

Home Place is another one but not in Buisness anymore Stage,Belk,Ross but have other stuff to so does Shopko,Meijer.

I take this as they're desperate to get space leased and couldn't poach anything of note from Town Center Plaza (that has poached tenants from Oak Park a few times as well as The Plaza) or Oak Park Mall. In older drafts phase II had H&M and Microsoft listed as tenants, Microsoft probably being poached out of Oak Park Mall rather than choose Prarie Fire over a second location at The Plaza.

I'm not really sure what you're talking about, but Belk is the only one of those that would likely enter KC. Shopko tried Wichita and Joplin with disastrous results. Belk has a store in Branson and a few in northern Oklahoma so it's not a big stretch, but I've heard from people who would have an inkling that Belk isn't a strong performer in Texas and Oklahoma so I'm not sure they would touch KC on either side of the state line unless some new large big box center goes up in far flung KCK, Lee's Summit, Blue Springs, or Olathe. Sears at Independence Center is likely already claimed by JCPenney. I could see Belk testing the waters in Wichita (Towne East will need a new anchor when Sears goes under) or Joplin at Northpark, which is getting an H&M before Wichita is.

Goody's gave it a go in Salina and Hutchinson and couldn't compete with Dillard's and JCP there. Stage had failed as a separate company at both of those malls not long before. The only place where Stage competes in a mid sized to larger community is in Texas and Oklahoma. They even tried operating stores in Denver and it nearly killed the company. Goody's died because they over expanded into markets they had no business being in and Stage knew that when they picked up the chain and some of the real estate. Nordstrom doesn't treat it's KC store well, which leads me to think that it isn't as profitable as they like, Halls did major downsizing, Saks left rather than relocate, and the likes of Neiman Marcus and Lord & Taylor never touched KC so wishing for Bloomingdales is dreaming big, but KC hasn't been a true market for luxury retail for years. What KC does have is pretty scattered between The Plaza, Oak Park Mall, Crown Center, and Town Center Plaza instead of concentrated like STL and Denver. What the soccer moms of KC actually want is a "Last Call Neiman Marcus." Saks Off 5th is the main appeal to the soccer moms of JoCo. Maybe open a second Nordstrom Rack down there or up at Legends too.
