Proposed for a vacant site near 62nd Street and Pflumm Road, the 288-unit Vantage at Shawnee project was the subject of a protest petition, meaning seven votes were required for passage of the rezoning request.

Prior to the vote, Polsinelli PC attorney Curt Petersen noted that his client, developer America First Real Estate Group of Omaha, had agreed to reduce the project from 312 to 288 units — "the fewest they can do and still have it work financially."
The resulting density — 10 units per acre — pales in comparison to recent Johnson County apartment developments such as Mission Farms in Overland Park, which weighed in at 61.2 units per acre.
But Shawn Stewart, a Shawnee attorney who opposed the Vantage project, criticized its developers for attempting to "squeeze, cram and shoehorn in as many units on as many floors as they can."
Stewart added that the 12 three-story, 24-unit buildings proposed would have dwarfed nearby single-family homes, partly because the higher elevation of the Vantage site.

Noting that similar upscale apartment projects are being developed and filling up fast in neighboring Johnson County cities, Sandifer added that Shawnee needs that type of development — though perhaps not at a site surrounded largely by single-family homes.

If I were Mayor Sly james I would make a call to the head of developer America First Real Estate Group of Omaha and welcome them to develop new apartments in Kansas City.

They were convinced it was a bait and switch scheme and would go section 8. Shawnee has never been known for its racial harmony.

When other cities turn down developers reasonable density goals, Kansas City should be welcoming their investment dollars. There is going to be a real need for more apartments near the Cerner Bannister project, and there are plenty of development parcels around there.
