Hotel Proposal for Rainbow Boulevard and Rainbow Extension

Lane4 Group wants development incentives to build a new 100-room extended stay hotel on the west side of Rainbow Boulevard between Southwest Boulevard and the Rainbow Extension. It's the site that currently has an Applebees, a gas station, and a small retail strip.

This past December, the UG approved the creation of a tax-increment-financing district for a 100-room, extended-stay hotel near 34th Street and Rainbow. The hotel would sit halfway down the hill between the University of Kansas Hospital and Southwest Boulevard on four acres occupied now by Applebee’s and a gas station.

Lane4 Property Group is the developer of the hotel, which doesn’t yet have an operator in place. It would rise north of the existing Oak Tree Inn at the corner of Rainbow and Southwest Boulevard and, in theory, serve visiting family members of patients at the University of Kansas Hospital.

This doesn't seem to me to be the best location for an extended stay hotel that services KU Med. It's certainly not that walkable. Guests would have to drive back and forth a few blocks to use it.

It would seem to me that if Lane4 wants incentives for this hotel, it should be closer to the medical center so people don't have to drive back and forth, but walk.

Is this getting built? I noticed fencing has gone up around most of the strip center except for Applebee's and maybe a couple of shops.
