They haven't announced any tenants that I know of, but Cornerstone of Leawood is quietly adding 357,000 sq. feet of retail and offices to 135th and Nall. Steal beams are already up as this project looks like it is one of RED's top priorities right now. This center will be an actuall "mall" with anchor tenants and offices above smaller speciality stores lining a pedestrian area. There appears to be 5 restautant pads on near the streets.

This is the development by that large Methodist church if I'm not mistaken?
Are you sure we're talking about the same God here, because yours sounds kind of like a dick.

Cornerstone of Leawood will be exceptionally well located in Johnson County, Kansas at the southeast corner of 135th Street (Hwy 150) and Nall Avenue.

Total current daily traffic counts at the Nall Avenue intersection is over 50,000.

The 135th Street Corridor is rapidly becoming the most commercially dense street in the metropolitan Kansas City area.

Surrounded by retail and office, Cornerstone of Leawood is located just blocks from a 10,400 member mega-church and the Sprint Headquarters with 17,000 employees.

Parking spaces.

It looks like there are 6 pad sites. Pad 2 appears to be for a bank. Pad 6 appears to be for a fast-food restaurant (note the drive-thru).

Are each of the "tenants" connected under one roof? Or is it a bunch of separate buildings? If I'm not mistaken, it looks like Tenant 9 is separated from the others by a road.

They are leaving us in KCK hanging for years now, and they already have beams up in Leawood!!!!!!!!

Although I am a little disturbed by how long it is taking RED to get started on Legends, remember it is by far the largest and most ambitious project they have ever worked on. In the worst case scenario, Legends will be redeveloped by someone else. The land it too hot to sit vacant.

Projects like Cornerstone are a dime a dozen. And the Leawood address helps a lot. Tenants probably don't even do research once they hear it is in Leawood, they just ask..."Where do I sign?" Disposable income.

RED may be lookin' for more destination retail before he gets started with Legends. However, I think the money in Leawood is enough to make the Cornerstone his priority. Dave & Buster's will announce a new restaurant opening in Legends by this Fall.

If that map is a definite, then I am very disappointed. It looks like it's about 20% content, and 80% useless lawn and vast swaths of parking. When a city says they have "no room for future development" after approving planetscars like this, I can't see how people can listen to it without laughing or getting angry.

People wanna see greenspace...as far as the surface lots, until building parking garages gets cheaper, the big lots will be popular in all suburbs across America.

I agree that people want to see green space, but this isn't greenspace. It's useless, water-wasting, sodded ground. It isn't a park, and the public aren't welcome to use it. That makes it a waste.

As for the parking deck expensiveness, that may be true, but that doesn't justify continuously annexing land to accomodate this kind of wasteful development.

Homegrown RED development...responsible for BarryWoods Crossing, SummitWoods, Boardwalk and KCK's Legends at Village West. Also a number of projects around the country.

I have to wander why RED is located on the plaza instead of in one of it's own developments.
Suburban Sprawl - Cut down all of the trees and name the streets after them.

Trader Joe's is awsome. I shop there every week. One of their big draws is great deals on wine and their famous Charles Shaw wine (a.k.a. Two-Buck Chuck) and micro-brew beers :cheers: . But I thought it was illegal in KS to sell liquor and food in the same store?
