This gave a good example of why parking maximums are a good idea.

They're adding nearly 2000 spots more than is required based on the space. At the peak of the mall era when this was the major mall for two entire counties they never used every spot available and somehow we need 4600 parking spots today?

Maybe so they can continue leasing them to Ford? That has to be some nice income.

I assure you they're not trying to lure Meijer to build a store 500 miles from the closest location.

Extremely unlikely. Their core michigan is Michigan with 4x the number of any other state they're in.

I would expect to see them open 100 stores in Ohio, Illinois and Indiana before they go much past St. Louis.

I would think Hy-Vee enters St. Louis before Meijer does.

The real question is where are the mods. mgsports is linking to articles about Olathe, Kansas on the literal opposite side of the metro area in the Metro North Mall discussion forum.

Also pertaining to area around Metro North Mall and shopping center looking for a Grocery store Ramey Price Cutter'Albertsons.

From a retail standpoint, Metro North Crossing has seen a boost in interest since golf and entertainment venue T-Shotz opened in October.

Father-and-son project managers David and Daniel Horn expect to identify as many as seven to eight new retail users in the next few months for the 93-acre development at U.S. Highway 169 and Barry Road.

"We do have a lot of positive momentum right now with the project, specifically with some of the pad sites along Barry Road," Daniel Horn told the Kansas City Business Journal, citing the potential for several "different, unique and exciting concepts."

Concurrently, Metro North Crossing's development team is advancing an amended master plan for the $187.5 million redevelopment, with slightly less retail and restaurant space, down from 648,775 to 615,451 square feet.

The revisions reflect size reductions for four central retail buildings, providing more parking that prospective tenants identified as a significant priority, David Horn said.

Just south, three new retail buildings — including a potential grocer — were substituted in place of three pad sites, reducing the total pad site count to 11.

A proposed 100-room hotel remains part of the amended plan. Although the pandemic has slowed interest in that sector, Daniel Horn said that could change because of nearby plans for a $36 million Northland soccer complex run by Sporting Kansas City.

After several continuances, the City Plan Commission is scheduled to review the amended plan April 6.

And Lenexa-based MW Builders Inc. has continued working on a $60 million multifamily development, the Metro North Crossing Apartments, which broke ground in August in the site's northeast sector.

The complex includes 249 one- and two-bedroom apartments — 213 units in four-story buildings plus 36 two-story townhomes atop 30,000 square feet of retail, office and restaurant.

Since September, MW Builders has completed about 90% of underground utility work, with all grade beams and spot footings done and slabs placed for three of the five complex buildings, Operations Manager Eric Bebermeyer said.

Workers now are completing the clubhouse's exterior facade and drywall, and starting wood framing for the first multifamily units, with the hopes of finishing the building shell in late April or early May, weather permitting, Bebermeyer said.

David Horn said the townhome-and-retail building is scheduled for delivery first, around early 2022, with the balance of the multifamily project expected to finish around early spring 2022.

Approvals for redevelopment of the former Metro North Mall date to 2016, spearheaded by an affiliate of Kansas City-based IAS Partners Ltd. Beyond T-Shotz, existing tenants include Macy's, Olive Garden, Red Lobster and McDonald's.

Biz Journal mentioned the new office for the KC FBI looks to be in the new development.

This is sort of a strange location for the FBI office. One would think they would want to keep it downtown adjacent since to many federal offices are there, and many state and federal offices interact with each other.

Will the FBI leave the 14th and Summit building completely?

From what I understand this would be the new location. They already have a 2nd office in Briar Cliff West area that handles some specific items. Some of the people & duties from that office would consolidate into this new office being built. So both offices would be in the Northland.

I think they have out grown their current location and plan on having some more growth there over the years. Plus, and I'm not 100% sure on this, but they may have some kind of requirement to provide a "buffer" of sorts that allows for security and a dedicated way to control access to the facility. The Summit location is closer to downtown Federal buildings but is kind of out on an island in that South Western corner of Downtown.

The new location would still provide very easy access to downtown, via 169 HWY or exit of 169 HWY and get to downtown through NKC and HOA bridge. Plus this location would be closer to the airport (if that matters)

In reading the article still sounds like this building will be isolated from other development as stand along office, parking, etc. all having controlled access.

They may have also liked the idea to being closer to the planned Server Hubs, Internet Warehouses, etc. that are planned to be going up in the Northland and serving the entire USA. The FBI may be planning to expand their cyber crimes units (etc.) in KC and take advantage of being able to use these areas or take advantage of closer proximity. Pure speculation on my part but just trying to take a 10,000 foot view to see the potential "whys" behind the decision.

But as someone who lives in the Northland I will take the win :)

I wonder what will happen with their present office building? Convert to other office use, or demolish and build apartment building?
