i was on some website of a development firm, copaken and something(i don't really remember) pretty cool stuff though. they're the people that want to build the highrise at 1201 walnut downtown. well on I-29 and 169 there's a proposal for a retail/office/residential development. ican't think of a better place for something like this in the northland- i actually can't believe there's still nothing there. so close to downtown and excellent roads. my projections are that it's going to be big, the acreage is huge for the site map.

just went and looked at it. they are talking about that very large piece of land that's on englewood rd. between 169 and waukomis. we don't need that. it can stay the way it is. that's the problem with developers, all they see is an empty lot that needs something on it. "hey how 'bout another ugly strip mall. it's not like we don't have every frikkin' store on earth up north, lets see if we can overbuild". never mind that englewood, 169 and i-29 have too much traffic now. never mind that englewood rd west of 169 is 2 lane as is waukomis.

have you seen all those apartments and those 2 strip malls on vivion going into riverside? 1 strip is half full and has been there for at least 5 years, the other is about 2 years old and has maybe 2 tenants. the apartments are across the street from each other and are almost done.
and guess how big the street is that is running between them. yep, it's a 2 lane road.

what we really need is more complexes and strip malls up north. NOT......

you can barely get around overbuilt barry road these days. and now every one is excited about zona rosa. why?

personally i think the northland retail market is underserved. no major regional mall to speak of ( considering M-North went to shit in the early 90s and zona rosa isn't even built yet). the residential market however is good right now because the northland is the fastest growing in all of kansas city right now( i don't think in homestarts but in actual increase in population). offices are what are going to be i-29's strength in the future. JOBS JOBS AND MORE JOBS have been added to the i-29 corridor than in all of the northland. and with more jobs comes more tax base, more consumers, and more pop. all in all i think this development could help boost more of that wonderful green stuff we call money up north - and not just north but it is kansas city as well and can help fund downtown things.

and with the 2 lane problem with waukomis and englewood- tif's can help that. look at what they did for little blue in independence and what they are doing now for M-152 at i-29. i don't think it should be that big of a problem- as for the riverside thing i don't know but i wouldn't think riverside is a good location for anything but the casino they have there now(and park hill south-old school rival).

i think this development could be another great job/living/possibly recreational opportunity to connect the airport with downtown as well
