From the pics, ZR rocks, I mean, it blows anything else in KC's suburbs out of the water.

And for the love of god, Town Center in Leawood is a glorified strip mall, why people continue to compare it to anything other than Hawthorn Plaza is beyond me. I'm talking about people I talk too, not this forum.

Town Center still blows them away as far as retailers....I mean come on, Marshalls and DSW.....blahhhhhh. Town Center at least has Banana Republic, Pottery Barn, Restoration Hardware and Gaylans.....woooppeee Zona has Dicks (which sucks by the way).

I do like the layout of Zona over Town Center, but the stores at Zona thus far are pretty lame.

Comparing Zona to TCP is like apples to oranges, or in this case pathetic strip mall with a Pottery Barn to true town center/village sqaure. I agree that Zona leaves a few things to be desired, but at least they have a few stores and restaurants that are in all people's price range. According to The Star article, the DSW is on the second floor of the development which is pretty unique. I was hesitant about Zona Rosa after seeing the tenants, but I like the way they are making it more than community property rather than a enclave of stores the Plaza doesn't want anymore. The tenants are a quirky mix of stuff you won't find together anywhere else in KC.

And I stand by it... When you look at Z/R its not just for Northlanders , it is attracting ,businesses unfortunately from metro north , and part 2 is going to go after the Ritzy businesses (and dont ask me the names) I mean the places on the plaza, with lower rent, greater traffic, and a much safer , place for the customers look at the access, sure its a mess once you get off the highway , but its less than 15 minutes from downtown KC once you get on 9 north to , I-29 straight to Z/R the entrances are not done yet however I think it will ... I only wish it was 6 blocks, west so it would be OUT of KC and into unincorporated platte county. But we all cant have what we want....

Will it HARM the plaza ? I doubt it , will there be restauraunts and shops migrate there , sure,..... And the residential places I seen , looked nice as well. If you live there , theres going to be 24 hr shopping groceries,parking, dining.....

Sounds nice to me ....

Jayhawk...agree that the retailers at TCP are better...but this fills a huge hole in retailers for the northland.....now that this is up, even better stores can come in such as those at TCP.

The "big dicks" isn't as good as Gaylans...I was hoping it would be...just not as much stuff.

Town Center certainly has higher end stores, but other than that it's basically a tweaked strip mall with brick sidewalks and fancy lamp posts. Zona sounds like it's significantly better in most other respects. Keep in mind this is just phase one, only around half of the final amount of retail. Now that it's open they might have more success attracting posher tenants.

I agree Dick's is a disappointment. They should have held out for a Galyan's or REI rather than open with Dicks.

The Dick's is actually a two story super-store that boasts a pro golf shop the National would die for.

I agree, I am just looking at it from an architectural or urban planning standpoint.

I am pretty much sure that what hurt Zona Rosa attracting tenants was Boardwalk. Boardwalk was put up like a movable McDonald's and they were able to steal a lot of stuff because they could move them in sooner to captitalize off the market. I have a feeling that Zona Rosa will become a huge smash and that it will only improve its tenant mix in the next few years.

Even though downtown and the plaza get my business on the weekends (when I'm in KC), I hope ZR does not become overrun w/ teenagers on Fri and Sat nights because it seems like a decent place to spend some time when you're not in the mood to drive to the plaza. Get something to eat and walk around before you go out. If it becomes like Barrywoods w/ teenagers smoking and loitering everywhere then forget it.

When did I get so old.

I think that's all private property, including the streets, so KCMO cops would need to be contracted to run security in there, correct? I know ZR has it's own security.

Where are you talking about the Chiefs players living? I don't know of any REALLY nice houses around except Riss lake and Briarcliff.

Chiefs (and Royals) players generally live in Leawood, probably because it's posh and has good access to I-435 and the stadiums. Some are also in Lee's Summit and The Cliffs in Independence.

Anyway, after visting Zona I'm impressed how well they pulled it off. It's a lot denser than I anticipated and was packed with people. 'Fooleries was doing great business. Too bad they didn't have more stores ready for the opening.

The only thing I didn't like was how it's very much an island to itself, with freeways on two sides and Barry Road on the third. It only connects to one subdivision, it would have been nice to be connected to more neighborhoods withing walking or biking distance.

Don't forget the Liberty side. Have you seen the homes in Shoal Valley, Montclair, Bent Oaks and Liberty has several small upscale neighborhoods.

I thought of those too, but was trying to stay in the general areas that KC was speaking of.

Zona Rosa is great, and it is in no way comparable to that monstrosity known as Town Center. With its acres and acres of parking lots, Town Cenbter is nothing more than a glorified strip mall. Zona Rosa is a great example of the movement known as new urbanism and is a great asset to KC North. All new developments should be limited to high density, which would help with the sprawl problem. It would be nice if these developments could continue in to expand in the future because it would give the Northland a real "downtown" although one privately owned. PS: Did anyone see that hugh mound of dirt to the North of the development? It reminds me so much of Southern California with the scrub, I just thought that was an interesting sights in itself.

I take exception to this statement. Northland's Liberty is scattered with several neighborhoods with $1m plus homes and these homes don't look fake or out of place like many of the JOCO homes. In addition I can name several JOCO like neighborhoods in the Northland: Shoal Creek Valley, Bent Oaks, Montclair, Staley Farms, Woodneath.........in addition to the many fine Platte Co areas.

Another topic "Density" without uniform government it will always be a struggle. Liberty tried to contain it's boundaries for the sake of density and practicality but it failed. Now KC is collecting the sales tax dollars on the MO 152 corridor.
