But much of what I said about KCK could apply to NKC, only I think NKC is much more ripe for this type of development and the new Paseo Bridge will only enhance that.  All the more reason to make sure the new bridge has a pedestrian crossing into downtown though and to get transit across the river asap.

Well, you are both partially right and each win a free, tasty biscuit.  :P

Moderne is right about KCMO having a lot of the actual riverfront between the Heart of America Bridge west to Broadway. But N. Kansas City has almost the entire north bank of the Riverfront from in between the Heart of America and Paseo bridges east just past the Chouteau Bridge.  Harrah's is in N. Kansas City.  That's a lot of riverfront.  There is also nothing stopping them from erecting condo towers beyond the KCMO line between Heart of America and Broadway bridges.  Granted, it's not on the actual riverfront, but it's still close enough to provide views of the river and downtown, and access to the river.

I do agree with Dave that they are missing an opportunity.  There is an area where fill-dirt has been piled up near the Heart of America bridge where building might be constructed so as not to worry about flooding. The access could be made from Oak/Burlington.

Downtown N. Kansas City could easily become a Plaza-like district if high-density residential and commercial office buildings were constructed around it.  Say over a period of the next 50 years.  Light-rail will likely go down Burlington when the line is extended into the Northland.  N. Kansas City should buy in to light rail and use some of their casino revenue to finance it.  It is in their interest to do so.  They are positioned  well to be a feeder community to KCMO, and provide a retail district for some bigger box stores like Bed, Bath & Beyond, or even land an IKEA.

Moderne, everytime I drive by that elevator, I think the same thing.  I imagine it with metal balconies attached to the side next to each window (which would become door).  I would think the building itself might be very energy-efficient and provide passive temperature moderation because of the thick concrete walls.  The other idea I have is to use the grain elevator as sort of an inner core and attach a new structure around it--much like some skyscrapers are configured with a concrete core mast interior, and then the skeleton wrapped around it.

N. Kansas City would be playing to its' strength doing that by acknowledging their industrial and agricultural past with a wink.  That grain elevator is very close to Harrah's Casino, and visible from I-35, so a mixed use hotel there might work. Imagine farm people from Iowa, the Dakotas, Wisconsin, and Minnesota driving down I-35 and seeing a grain elevator hotel. They might start frothing at the mouth.  :shock:

"Yeah, Clem, we stayed in that there grain elevator hotel down in Kansas City. It was neat. We slept like kernels of corn in a grain bin."  :P

Clem: "What did y'all eat while you was there?"

"Corn-pone and washed it down with wheat ale."  :D

The local townsfolk would be in awe, and probably gather around the table in the restaurant hearing tell of it like someone who just came back from the moon.

They could put some wacky attractions there as well. "Come see the preserved finger of the guy who lost it in a grain auger accident."  :lol:

"Come see the mutant cow embryos from the University of Missouri Ag station."

Sam Scarfino (the guy who owns it) is moving the biz from 12th & Swift.

Now that I'm no longer in NKC, I miss their Internet service liNKCity. Best service ever with same speed for downloads and uploads.

I was driving through NKC yesterday and was reminded how nice it is that they have been able to keep their downtown area along Armour. It made me wonder how such a small community has been able to keep up their business district, and keep most of the stores occupied.

It makes me wish that Kansas City could have done the same with Main, Grand, Baltimore, Walnut, Oak, and McGee through the Crossroads.

NKC is the real sleeper in the downtown KC area.  They have great schools, great public safety, nice neighborhoods, abundant retail and services and it's 5 minutes from the P & L district.  Oh, and they have money in the bank.

However, I'm guessing that the Biz Journal article reference to "funding is everything" means that a developer having the ability to borrow funds is the critical factor, and not that the city of NKC is going to fund this development.  Just a bit confusing, as written.

With the new bike/ped bridge on the HOA, NKC becomes an even better amenity for downtowners. A quick ride across the river and you've got a whole other world of bars, restaurants and retail. This is a welcome addition! I hope, despite its freeway location, that it'll be pleasantly scaled.
