Target Density = 0.50 FAR = 1,400,000 gross sq. ft. of buildings
205,000 gsf of retail
80,000 gsf of hotel
669,000 gsf of office
220,000 gsf of residential (178 unit target)
Target Parking = 4,900 spaces

This was posted in the other topic in this subforum. However I felt it deserved its own thread.

Armour Road Redevelopment Area is a plan by the city of North Kansas City to redevelop the area bounded by I-35 in the west, railroad tracks to the east and south, and Armour Road in the north. They plan on making the area into a mixed-use community.

Infrastructure & utility work has already begun, as this Fall they acquired & demolished the old Sutherlands. They also plan on moving the Burger King further down Armour Road.

Could this area be an asset for Kansas City conventions? Would it even be within walking distance if the streetcar extended north via 9?

From Burlington it's roughly the same distance from The Paseo to Main.

Worner’s plans include two hotels comprising about 200 rooms, along with a conference center, a grocery store, 200 market-rate apartments, restaurants and other retail developments at the southeast corner of Armour Road and Interstate 29/35.

The first development Worner has teed up for the site is a golf driving range concept called Driv Golf Lounge & Brewhouse. Similar to Topgolf in Overland Park, the planned $35 million Driv attraction combines a high-tech driving range, where visitors hit golf balls that tell them how far and where their shots traveled, with casual dining and a microbrewery.

Yep. Fairly close to the location they're building in Wichita. Supremely suburban.

The first building is clearly prefab. The walls have been going up for a while now.

A little bit of additional info about "One North" development from NKC Business Council:
Attendees at the North Kansas City Business Council membership luncheon on Thursday, April 27, at Black on Burlington heard all about One North from Master Developer Rick Worner. Here are some highlights from Rick Worner’s presentation:

-Tenant businesses are being carefully selected to create a unique set of destinations with interesting things to do.
-If all technical issues are taken care between now and September construction for most of the buildings will begin in September and will be completed a year later. (Fall, 2018)
-DRIV, a food/beverage/golf competitor vs TopGolf, will be a very large, highly visible facility.
-A restaurant with a “surfing” theme will be near DRIV as will K-Macho’s Mexican Grill & Cantina.
-350 market rate apartments developed by O’Reilly Development Co
-Two Westin Hotels – Aloft for short term stays and Element for extended stays offering rooms with cooking capabilities
-Conference Center accommodating 250-350 people
-Grocery store
-Starbucks
-And more

The first building so far has a great look. If the development is all like that it will be better than many downtown projects.
