North Oak Village

Discount Tire will build a new store in North Oak Village, 4831 North Oak Trafficway, for a third quarter 2013 opening. Pizza Ranch plans to open there in mid-2013. Arby’s plans a 2014 opening that will then complete the 33-acre development

I was hoping for some better dining even if it was something like a Cheddar's. Does this mean they will close the Arby's on North Oak in Gladstone?

I see those two as different coverage areas.

Then again, if they did they'd need to open one closer to 152 for coverage. Maybe they're replacing one store with two.

One by I-35 or I-29.
On 135th Street McDonalds at almost every Intersection in Overland Park.

I think they will close the N. Oak store. it's too close by distance and traffic to another store. It seems to me for two stores to work nearby it needs to be less painful to pick a competitor than to go to an Arby's further away. The two "Liberty" stores are separated by traffic and it's not worth driving through all the stop lights to go to the other location for people in either area.

I can see them taking the current one on N. Oak and moving it further by distance up towards Barry on 152 or over to Vivion.

Pizza Ranch is not for the squeemish. It reminds me of a hog fattening factory. Buffet style all you can eat low grade pizza and "broasted"(greasy as any fried)chicken. 11 bucks. Very busy and popular.
