There is no fifth destination.

Man, who knew that putting up a giant, ugly sign could make a tiny parking lot worth $300k?

Yes.  It's all of the structures between Burger King and the Interstate.  The City already owns all the vacant land around Burger King as well as the Sutherland's building, which they lease to Sutherland's.  The ADM site should free up a lot of land for development since it currently cuts off land to the southwest from access to Armour Road.

Nah, IKEA should go near at 470 and 70 or the Bannister Mall site.

NKC is the only city in this metro with the will to build a real community.  I hope they put up a more dense version of North Gate there.  They need residential. Don't waste it on a big (giant) box and parking lot.

I've heard rumors of a retail/residential mix offering great views of the downtown skyline.  That monstrosity of a grain elevator that's just east of I-35, north of the Paseo Bridge is really the only view obstruction.  Wouldn't surprise me if NKC tries to get that also for the purpose of demolition.  It's abandoned and the owner is delinquent on his property taxes.

I cannot imagine residential sandwiched between freeway, railroad and heavy industrial.

Word is that it is to be low-rise flex commercial offices.  Cerner related businesses expected to be primary users.
