East, West, North...which way

which way is the northland going to expand the most? it has to be one of the least-dense suburban areas of any city. my prediction is that it's not going to get much more dense north of the i-29/i-35 split and the sprawl will continue more severely westward along i-29 and 152 over to 435. i think that's just because of the road infrastructure & capacity they have over there and the airport. it's hard to say though. what do yall think?

NW along 29 and NE along 35 is my guesses....

MO-152 will help fill in development between the two current forks along I-29 and I-35, and will allow for denser developer at it's intersections. Liberty and Parkville will continue to grow on either end, especially now that Parkville has annexed west to I-435 and four-laning MO-291 across the river is almost complete near Liberty. What the Northland needs most is a more comprehensive arterial road network like the one in southern KC and Johnson County, especially east-west arterial streets.

There is a lot of hope for denser suburban development, as the Northland has most of the metro's New Urban projects. It's very sprawled right now, but if these developments are successful you should notice a change in a few more years. Several developers have embraced the city's FOCUS plan for clustering housing, retail, and offices into town center areas.

The most intense development will occur along the entire 152 corridor.
