Re: You guys want to know what absurd use of tiffs are?
All the more reasons we need specific guidelines and audits for the use of TIF.

maybe we can all agree on at least that?KCMax wrote:

Yeah, but each municipality will have to come up with their own guidelines.KCMax wrote:

I agree that this is a perfect example of what not to use TIF for.

Re: You guys want to know what absurd use of tiffs are?
Eastern Jack is so clueless. Why can't they TIF projects which will generate good paying jobs and not minimum wage retail jobs. This area of the metro will never be a big time job generator for years to come.
Calling a spade a spade.
Re: You guys want to know what absurd use of tiffs are?
Considering it's location, highway accessibility, geography, recreation, and nearby demographics, I consider Blue Springs the biggest failure story in the Kansas City metropolitan area. This is just another reason why.
Re: You guys want to know what absurd use of tiffs are?
So? Did Blue Springs, who voted down a half-cent sales tax to repair streets and sidewalks, buy themselves a Target and Lowes last night?

Yup, they bought it.
I love the order of this quote preceding the following paragraph:

First: http://www.bugmenot.com"We will have the capabilities of keeping our own money in our own city," said Council Member Sissy Reed.
The proposal includes $23 million in TIF, $4.87 million in a city super TIF and a 1 percent transportation development district. In addition, there will be a community improvement district bringing $2.3 million for a grand total of $52.6 million in requested reimbursements.

Is Blue Springs really that jealous of Olathe? Talk about pathetic...

Blue Springs' largest shopping center is expected to start construction in the fall after the City Council approved more than $50 million in public incentives to cover more than one-third of a $141 million budget.

Re: New Shopping Center in Blue Springs
Nearly 50 million dollars? Where in the fuck is that money going? "public improvements"? What are they doing? Are they elevating Adams Dairy Parkway because the only time you would even consider these types of incentives for a suburban big box development like this is to build an interchange or something and you would still have 25 million left over. Too bad there is an interchange already there.
This is just insane.
I would be all for this if 50 million or even 20 million was going to fix up the rest of BS, which again, is in horrible shape for a large outer belt suburb.
All for a development similar to that strip mall in St Joe?
Crap like this is why tiffs will eventually be taken away from everybody.

Yep.... sad
Re: New Shopping Center in Blue Springs
Blue Springs approves tax breaks
Blue Springs this week agreed to a financial plan for a $142 million shopping center at Adams Dairy Parkway and Interstate 70.
The City Council agreed to a $52.6 million package of incentives to help RED Development build the center, including $28 million in tax increment financing and $22.2 million from a transportation district.
The money would help build the project and improve roads to serve the Adams Dairy Parkway corridor. The transportation district would add a 1-cent sales tax to purchases made in the shopping center. Before the project receives final approval, the council will need to vote on the transportation district and an agreement with RED Development that will include limits on tenants in the center and other ordinances.
The 606,568-square-foot project is expected to bring two major retail anchors, along with shops and fast-food restaurants.
Re: New Shopping Center in Blue Springs
Sounds like another shopping area in Eastern Jack with a 10.5% plus sales tax rate.
Calling a spade a spade.
Re: New Shopping Center in Blue Springs
BS has very low sales taxes, but I get your point. I'm still PISSED about this project. With the amount of bullshit money they are raising from this project (tiff, trans tax etc), they could at least address some issues that face BS such as add the 3rd lane on 70 from Route 7 to Adams Dairy. Again, it's deals like this that will ruin it for everybody.ShowME wrote: Sounds like another shopping area in Eastern Jack with a 10.5% plus sales tax rate.
Re: New Shopping Center in Blue Springs
You had best be careful bashing those high sales tax rates. I'm the pariah for bashing Zona Rosa's tax rate.ShowME wrote: Sounds like another shopping area in Eastern Jack with a 10.5% plus sales tax rate.

Re: New Shopping Center in Blue Springs
Any word on what type of retail center this will be? Can we expect another lifestyle center or will this just be a power center with Lowe's Target, etc.
Re: New Shopping Center in Blue Springs
Looks like a carbon copy of Summit Woods from what I have seen. Big boxes surrounding a small lifestyle center. But I would call it a power center.trailerkid wrote: Any word on what type of retail center this will be? Or in Kansas City North.
I may be right. I may be wrong. But there is a lot of gray area in-between.
