New Town at Harmony (Independence)

It will be designed using principles of New Urbanism, which promote walkable, mixed-use projects to decrease reliance on cars and create safe, connected communities.
Thoughts? Parts of it look cool, but other parts seem cult-like and utopian. Good or bad?

Its not a bad idea but don't think Eastern Jax is the first place i'd do this. I think West JoCo would be better suited for this.

which greenfield/freeway combination is inherently better?

They tried this in Liberty eight years ago...after much fanfare and the topsy turvy real estate market, they bailed without returning to the table. Interesting they've picked an altogether different geography rather than returning to what they felt was the future of growth.

Could it be a difference in governance? Do you think they see Jackson County, and Independence, as more supportive partners?

There are a few developments in Lees' Summit that are similar. Arborwalk at 150 HWY and Ward Road. The other is New Longview at Longview Rd and View High Drive.

Liberty was crazy supportive. It was going to develop a part of town the city didn't have better than rural roads to and provide an alternative outer road to the one by the hospital.

It's another example that single builder mega projects are hard. East Village vs Greenfield development, it doesn't really matter.

but isnt joco more rigid/entrenched to the dallas-esque square mile grid, interior cul-de-sac pattern than the missouri side? the missouri side is all over the place, isnt it?
