The differences between Olathe and eastern Jackson County:
1) Higher proportion of KS plates in Olathe, and MO plates in e-Jax.
2) Numbered streets tend to have higher numbers in Olathe.

Lee's Summit is in eastern jax and I think that is a MUCH nicer place than Olathe.
But yea, this falls development blows.

Re: OFFICIAL: The Falls (Bass Pro development)
I haven't been out there in a while.
Is there anything at the Falls besides Bass Pro and Hobby Lobby?
Is it a safe bet to say the Falls has been an epic failure?

Cheddar's and Tire Place in the future.
Re: OFFICIAL: The Falls (Bass Pro development)
according to Constance, a lease has been negotiated for a Firestone tire store north of Cheddar’s.
Menards, a chain of home improvement stores, also has issued a letter of intent to purchase more than 15 acres in the South Village component of The Falls and its facility could generate $40 million in gross annual sales, according to Constance.
“Menards would be a huge step in the right direction,” he said. “Cheddar’s and Menards and several others that we’ve got in the pipeline create a catalyst that we haven’t had the benefit of until this time. The more retailers and restaurants that go into it, the more that are going to be attracted to it.”
Upon the original announcement of The Falls at Crackerneck Creek in June 2004, an additional 500,000 square feet of specialty retail and restaurants were planned, as well as a theme hotel and convention center.
The onset of the economic recession shortly after the Bass Pro Shops grand opening in February 2008 affected the developer’s ability to attract the volume of tenants in the time frame originally anticipated, Constance said. Still, the developer said he is in “serious discussions” with Stoney Creek for a hotel and conference center at The Falls.
“We’re continuing to aggressively pursue additional tenants,” Constance said. “We’ve had a considerable increase in phone calls and inquiries just since the first of the year.”

Bass Pro sues city of Independence to recover funds
Bass Pro Outdoor World is seeking $915,000 in withheld rent and fees from Independence, the latest headache in a development deal that has already cost the city millions of dollars in subsidies....
The developer, Crackerneck Creek LLC, told city officials at the time that a Bass Pro store would attract up to 70 other stores and restaurants, that would generate the sales and property tax revenues needed to repay debt service on the TIF bonds.
The 192-acre development, however, has failed to attract the anticipated number of additional stores.
As a result, the city spent $3.5 million last fiscal year to cover the debt shortfall.

Independence will again consider covering Bass Pro expenses
The city of Independence on Tuesday night will consider paying nearly $500,000 to a fund related to the The Falls at Crackerneck Creek tax increment financing plan, the Independence Examiner reports.
The money will help cover expenses stemmed from a rental dispute between the city and Bass Pro Shops Outdoor World dating to 2007.
Re: OFFICIAL: The Falls (Bass Pro development)
There are so many bass pro shops all around the country sitting in mostly emtpy dreams of shopping centers. Bass pro really knows how to milk cities.

Re: OFFICIAL: The Falls (Bass Pro development)
Some Independence residents concerned about city using utility funds to cover bond debt-service payments for The Falls.
http://www.examiner.net/topstories/x693 ... -residentsThe proposed 2012-13 budget, scheduled for a council vote on June 18, includes $4,571,206 from the general fund and $221,272 from utility funds for the debt service payments, which take place on Sept. 1 and March 1 of each year. The shortfall is taking place because the development, to date, has not generated enough revenue based on initial projections when the project was announced in 2004.
