Nice project for Midtown KCMO. This will really change the area and will probably spark some new construction nearby.

Exact Partners, led by Denver developer Ilan Salzberg and Kansas City architect Caleb Buland, has announced a $30 million-plus project to be anchored by the 10-story Hawthorn Plaza apartment building, which has stood vacant and boarded up at 3835 Main St. since its current owners bought it in 2005.

Opened in 1927 as the Netherlands Hotel and closed after its decline as a Section 8 apartment project, the building is to be transformed via an $18 million renovation project into 110 market-rate one-bedroom suites over ground-floor restaurant and retail uses, Buland said. In addition, the developers plan to add an 11th story for an event space atop the building, which affords panoramic views of Downtown and the Plaza.

Renamed The Netherland as a nod to the building’s 1930s heydey, it will anchor a three-parcel development that will include renovation of the adjacent six-story building, the Monarch, at 3829 Main St., and new construction just south of the Monarch on what is now a surface parking lot. Buland's firm, Exact Architects, will be the architect for all three projects.

Buland said the developers already have acquired the Monarch building and plan to spend $6 million adding a seventh floor to accommodate 42 two-bedroom, two-bath apartments over retail.

it's happening!
Buland said he and Salzberg were attracted to the properties in the 3800 block of Main by their location, the timing of the streetcar extension, which is expected to be completed by 2021, and the opportunity to acquire the adjacent properties.

This is fantastic! Love that they're going upward even on The Netherland.

It says that the new building would be senior living over a grocery. Based on the site, there's about 19,000 sf for the first floor. For reference, a typical Sprouts size grocery store is ~34k sf; the Whole Foods that's going in near UMKC is roughly ~42k sf.

So I would expect something like an enhanced convenience store, think Dollar General or HyVee's new "Fast & Fresh" concept: https://csnews.com/more-details-emerge- ... sh-concept.

The average size of an Aldi grocery store is 16,000-17,000 sq ft. with about 10,000+ sq. feet devoted to the retail space.

I like that they are putting senior housing over a grocery store, and in walking distance to a drug store, that is also near mass transit lines. More of this needs to be done as our society ages.

Finally. Was concerned Hawthorn would be ultimately torn down. This is about as good as could be desired to kickstart that area.

Didn't the Southmoreland NA get all worked up about the last proposal for that building, even though their boundary ends on the south side of 39th?

that on-street parking is so irrelevant, it may not even register. most uses have off-street and the curb lanes are bus-only during peak hours. what i hear most about is left turns (currently restricted at that intersection).

Southmoreland killed TIF for the Hawthorne about 5 years ago. They wanted the money spent in their area south of 39th.

Didn't some developer buy the Mattress City building (to the north) recently to redevelop that parcel?

Fantastic news. I figured the taller of the two buildings would be eventually torn down as it was in fairly bad shape. That would have left a gaping hole on main street. This is one of the more positive developments I've seen in KC midtown for a while.

Exact Partners also is acquiring a parking lot north of the Monarch from a city development agency. It will initially provide parking for Netherlands tenants, but a third phase plan calls for garage with senior lofts above.

Buland says the developers, his partner is Ilan Salzberg of Denver, are considering locating a steakhouse and speakeasy bar on the main floor of the Netherlands.

Neighborhood service-related retail also is planned as part of the redevelopment plan.

“I like to do urban infill projects that help as a catalyst for the neighborhood,” Buland says.

“We’re trying to create a world that has walkability, density, is connected to the streetcar and stabilizes the corner of 39th and Main,” says developer Caleb Buland.

Exactly what is needed to re-energize area, though a steakhouse might be overambitious. They can collaborate with MainCor CID as well to 'stabilize' 39th/Main.
