Plaza move-ins (ongoing)

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

Tenant Finish permit for a Nike Store on the Plaza showed up today...

If it's easy to make buildings pedestrian friendly, why don't developers do it more often?

Because it's not as easy as blank garage facades. The grade is challenging on this site, but could be overcome.

Money etc...

If you put in stores, that takes out parking stalls and requires you to add another story of parking. This jacks up the cost because you need to add even more concrete and structure to the cost.

Plus it's easier to deal with code officials when you stay with one use.

Developers are all about saving money and making money, and saving time.

An interesting article from the bizjournal regarding the Plaza and potential future development. Price Brothers bought Valencia Place which is adjacent to the empty parcel that Block Real Estate is planning to develop as a 12 story office tower. Valencia Place houses Locktons HQ so there is potential for growth or consolidation next door.

Price Brothers is also the company that tore down the Nelle Peters buildings not too long ago and are currently sitting on the land "evaluating" the market.

Here is another interesting quote from the article.
"The Plaza offers unique opportunities," Price Brothers CEO Doug Price said in the release. "We are committed to preserving the character of the area, while also making sure it reaches its full potential in today's changing marketplace.

"I believe as much as $1 billion dollars will be invested in overall Plaza development over the next eight to 10 years."

I wonder if we will ever see a proposal for the steeply graded grass lot to the south of Valencia Place.

Price Brothers also demolished the Colonial Court apartment complex on the north edge of the Plaza almost 3 years ago. We finally have a rendering for that site, but still no activity.

That doesn't bode well for swift action on the Nelle Peters site.

Here is another quote from that article I thought was interested
Scott Buescher, vice president of acquisitions at Price Brothers, noted that the firm had been approached by several large office users in suburban office parks that desire a Plaza location, "and we intend to follow up on those inquiries."

So off topic with Biz Journal articles... anyone notice the paper publication is getting larger again. More articles, more full page ads - because of more activity in KC! They seem back to good ole days of 2006 peak.

To read some stories you have to suscribe to it. Also don't have one that you can pick up in stores to read.

This is the Georgia Heights mixed use building on Broad Street in Athens, Georgia, what sits on a very similar stretch of block in both grade and amount of the block taken up by the project. The project includes a parking structure.

That's definitely better than 4711 Belleview. Do you think that the location of Georgia Heights - downtown Athens, across the street from the University, extension of an established retail corridor along Broad Street, heavy foot traffic in area already - makes the inclusion of retail a more feasible option than on Belleview?

I think there could be some commercial spaces--maybe not traditional Plaza retail, but small commercial offices (insurance agents, real estate brokers, dentist offices) and some retail (hair stylists, nail salons, spas). These are the types of businesses that don't need to be on a heavy traffic corridor.

So CBRE claims in Q1/2017 report that The Plaza has less than 1% vacancy, only 8500 sqft vacant. How much space in Halls building w/out leases? They have Apple, Nike and now apparently Marine Layer. There's some restaurant space on second level, right? CBRE shows space under construction so that may be Halls space 'not available on the market' yet.

Other Plaza vacancy looks to only be on E side, which includes the old Firehouse Subs spot and Restoration Hardware. The old McCormicks Grill next to Changs apparently has new lease with Colby Garrelts from Bluestem/Rye. Any other empty spaces on Plaza?

There seems to be well over 8500 sqft vacant but it could be rent is still being paid by some closed stores or some space not yet 'on the market'. But even if Plaza vacancy is really 5%, that's quite good especially considering recent change in hands.

BTW, Tesla is not allowed to sell cars in MO anymore (directly) but see that the showroom is still on Plaza. Are they using it as a showroom only with no sales activity? Can cars be purchased from local dealers?

In January a judge allowed Tesla to continue to sell in MO during their appeals process. Unless another decision was made in the appeals, I believe that is still ongoing.

Nice. They appear somewhat "exclusive" with retail locations scattered about in prominent shopping areas in the US.
