Owner is the same genius who bought the Norman school 5 years ago and has done absolutely nothing with it.

Great idea!

Absolutely the wrong formula.

Sad.

Looks like this might be getting underway soon:

A preliminary permit came across for the Congress Building Residential Redevelopment.

I have noticed quite a bit of work going on in this building over the last couple months, but it seems to have really picked up this week. Does anyone know if the residential redevelopment of this building is finally happening? So much retail/residential potential in that building.

Yes it is going being converted to residential, there have been a variety of permits over the past year related to the conversion.

The revival of this thread led to me googling Del Hedgepath to get quick refresher on why he sucks (didn't take long to refresh my memory!), which in turn led to this YouTube channel of videos shot in 2009-2010 of drug dealers and other entertaining characters loitering inside/outside one of Del's buildings.

my favorite building is the guy downtown who leaves the gate open, lets the homeless live there and leaves the resulting trash.

NW corner 18th and Central. Reported it and the city came back saying the owner was OK with it being a homeless camp. it's visibly trashy. This other guy reminded me of this situation.

It's also the location of my new favorite sidewalk repair.

I heard somewhere that the P&L building developer (North Point) was doing this one. Either that or the same architect as P&L (NSPJ). Been a while, so that may not be accurate anymore.

Hedgepath is converting the 105,000-square-foot structure, previously an office building, into the Congress Lofts. The building, which is completely vacant, is being renovated to include 53 market-rate apartments, five ground-floor retail spaces and structured parking spaces for 107 vehicles.

Found this rendering of the interior of a Congress Loft. The spectacular view of Chicago's skyline is probably my favorite amenity.
