there is a "for sale" sign on the small audio shop across the street - anyone know if the audio shop is closing/moving or what?

it does suck that the bungalows are going to be razed, but at this point, there is no hope for a "charming" strip on this street, which is basically a highway at this point.

Well, at least there's no surface parking in front...

it's been a highway for decades. this block is flanked on both sides by the major pre-interstate through route from midtown to downtown

It's so bad that a guy can't even slow down enough to get in a decent drive-by.....

Five unit townhouse building coming one block over at 45th and Summit, designed by NSPJ. More bland architecture for the area! But at least something is happening.

Might be bland, but it helps diversify the housing stock in the area. It also has rear-entry garages and adds density. Plus, this: http://newurbanismblog.com/case-unremarkable-buildings/

Those 45th & Summit rowhouses are designed by same firm that did Briarcliff West Apartments. I lived in that neighborhood for 15 years, and while the historicism of the facades might be cheesey this type of infill is just what the neighborhood needs. Dense, with cars stored off of alley is great, while so appealing to midwesterners who are not civilized enough to know how to live in multifamily---no one below or above you. If we could infill all the empty lots in pre WWII KC we would be back to streetcar suburb density.

Rowhouses are pretty popular on the coasts.

incidentally, the plants are for runoff mediation. something projects have to account for.

Doesn't the retarded architect that shat this rendering see the building across the street?
Why is it that everything built new in this city has to have a sliver of grass somewhere in the front, even if that sliver is only 12" wide the dumbfucks here must have it.

Two points:
1. Renderings are PR. They're done to make people like the project. And people around here like grass and green things. Will it be built that way? Noooo. Will anyone remember and ask what happened to the grass? Noooo.
2. This is SOP everywhere. It's not just KC. I'm actually surprised the rendering doesn't have someone holding balloons. That's another staple.

If I were an architectural renderer, I would put a scary clown holding balloons somewhere in every rendering.

That would be in the rendering done by the architects in Monty Python's Architects Sketch.

Just be glad Abnos didn't design it or it would have a car chasis as an awning and other junk and scrap metal parts hanging off it.

The renderings are to make people like the project? So, you are basically saying it's going to look worse? Well, better than nothing I suppose.
