Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

The windows are all in and the exterior cladding is going on. Also, the buildings at the SW corner of 30th and Gillham are finally underway. The parking garage under those 2 buildings will be 3 levels as the 2 level McGee building garage is nearly full even without leasing of the retail spaces.

The new apartments at 29th and Gillham are now looking like Darth Vader's residence--black stucco.

The 29th st design is reasonably similar to river market west in the modern colors it uses. This one shows how a design that doesn't have big flat walls and adding natural wood makes all the difference

One of the new townhomes on the corner of E. 30th and Grand, that replace the former apartment building on that corner, appears to be for sale.

The building to the left(south) will have a brick front. I think they should have put the smaller building on the higher ground, as the scale between the two seems funky.

It looks like Bob Frye has another project in the works for Union Hill. I noticed this application for vacation or right-of-way at 29th and McGee Tfwy: http://maps.kcmo.org/kcgis/rest/service ... hments/153

This project would be on the NW corner of that intersection on a couple of lots that have been used for construction staging for the recent Union Hill developments. I don't see much info on this project, only that it will be named the Holmes Building and will include parking underneath.

Its a very narrow lot, he will have to come up with a design differing from the 5 Union Hill Founders buildings.

I guess that is why they are asking the city to vacate part of the right of way. With that extra space, it looks like they may be able to squeeze in something the size of the Founders phase 1 buildings. Or, since it appears those buildings have both front and rear facing apartments, they could just split it in half and it would easily fit. But I do hope they come up with a different design to break up the monotony.

The developer told me that he has no plans in the near future to build on this lot. Mr Frye said he plans spending the next year or so on streamlining the management of the Union Hill properties and thinks that now he has reached the total number of apartments where the income can be above expenses.

Cafe Europa had happy hour for UH residents this evening. Should be open for regular business by weekend.

Per the wine thread hopefully some of our KCRag wine folks will throw some attention toward Underdog in Union Hill.

Would love to see retail succeed in this area.

I'll try Europa Union Hill this weekend, looking forward to it.

fyi, they have a $99 mixed case of wine for sale over the holidays. Perfect for know-nothings like myself.

Was sweet to dine at Europa last night in the middle of a snowstorm and not have to even put on a coat to walk from apartment front door to Cafe front door.
BTW concerning that empty lot to the north with the sloping hill, future plans are to put in a triangular shape office building.
