That said, what are the chances of anything happening here that is worthwhile? KC has been trying to get countless sites redeveloped for years (Bannister Mall??), why would anyone want to do something with a site with obvious environmental problems in a pretty uncompelling part of town.
By the way, those ancient looking block homes just west of the complex on the south side of Bannister - were these originally for housing for workers at the Pratt-Whitney plant circa 1940's?

Don't be so sure. The old Hardesty federal complex sits on Independence Avenue and it still hasn't been redeveloped. I think the government moved operations out around 10 years ago, and just sold it in 2009.
The big old warehouse building is now public storage, but the rest of the buildings are empty. I don't know how much of the 12-story warehouse is used by storage closets.
I'd love to see that Hardesty building turned into a software technology development center, where many small firms could share it and its amenities.
According to an old KC Star article, two thousand people worked in the 12-story building, "which also contains a thoroughly modern hospital, cafeteria, recreation room, ball grounds, tennis courts, etc.
The 12-story structure, located at Hardesty and Independence Avenue, was erected in 1919 and occupied in 1920. The cost was $2.5 million."

no, but seriously. i have a feeling all they will do is come in and demo everything and prep it in "proper" way for it to be marketed to others for development. translation= there will be nothing but a huge green field there for 20 years or so.

From reading the latest thing from the EPA I could find, it sounds like this should technically be a Superfund site, but they aren't quite ready to pull the trigger on it until everyone leaves.

This is a terrible move. What is the inactive for Centerpoint to develop this site when they already have a huge greenfield site (that gets tax breaks) five miles south? The worst that will happen here is centerpoint will milk city, state and federal money to "clean up" the site for decades, the best that will happen is parts of it will be torn down and become wasted space for decades.
I just don't see anything positive coming out of this. At least bring in somebody that doesn't have a brand new industrial park only miles away (that is barely do much development itself).
This is kind of like letting AEG to take over Kemper and wondering why things only got worse for Kemper instead of better.

The Riverside-based developer presented a plan to build seven warehouse and distribution buildings on the south Kansas City site, which is currently undergoing a $200 million remediation to clean up contamination.
According to the Star, NorthPoint plans to spend $135 million to develop almost 2.6 million square feet of new buildings on a speculative basis, meaning before tenants are secured.
