from the planning report:
The ground floor is 1,678 square feet. A new nonresidential use is not required to address a lawful, existing parking deficit.

Nothing happening at either of these sites. They removed the decorative roof tiles from Luzier last year so it actually looks worse than it did.

I noticed while driving by the other day a couple of windows broken out (that I either hadn't noticed or hadn't been broken before) too.

Meet The Nelle – Kansas City's new social club for women
Kansas City's long vacant Luzier Cosmetics Building may soon have a new tenant: The Nelle, an urban social club for women.

Although a lease hasn't yet been signed, Nelle co-founder Sierra Miramontez said she and her business partner, Lauren Saks, have been in talks with the building's owner and developer Butch Rigby since last year. They plan to occupy about 15,000 square feet inside 3216 Gillham Plaza and open in the fall or early 2019.

It looks like the Acme Cleaning project is about to get going. On the agenda for today's LCRA board meeting there is an amendment to this contract extending the commencement date from May 1st to July 1st. It looks like the amendment has already been executed an the developer's construction loan has closed.

Looking south at the Acme Cleaning Building from Linwood near Gillham Road. New windows have been installed, and you can see wall studs erected through the windows.

I'm excited about this renovation and what it may spark for that corner of the neighborhood. However, I wonder what type of renter would like to look out their beautiful big window to this: https://goo.gl/foyKm9.

The Business Journal of Kansas City is reporting tenants for the Luzier Cosmetics Building.

...
Two spaces ... will be occupied by Robin Krause's concepts: Billie's Grocery and Apothé. Krause, who founded the Filling Station coffee shops ..., also owns healthy eatery Unbakery and Juicery.

...Billie's Grocery, which will feature American cuisine and an open kitchen layout, Rigby said. The concept will occupy a 4,500-square-foot space on the second floor and marks her first foray into a full-service restaurant.
...
...Apothé, is a traditional apothecary that will take roughly 1,000 square feet on the first floor and sell organic teas, creams, lotions and bath soaps.

Another women-led concept is Hand & Land, which Nicole Lobdell and Jessica Moler founded in 2014. It will occupy a 1,700-square-foot space on the south side of the first floor. Rigby described Hand & Land as a spa concept that features a variety of organic and natural products in the bath and body, skin care and hair categories.

Acme Building Revived as Home for KC Artists Coalition and Apartments
A once-battered and empty building at 3200 Gillham Road will be the new home of the Kansas City Artists Coalition, part of a $4.8 million historic renovation project that also includes 27 apartments.

The former Acme Cleaning Co. building, vacant for more than seven years, was redeveloped by Exact Partners and already has seven of its apartments occupied with leases signed for an additional 16. Four of the units are reserved as Airbnbs.
...
The developer anticipated the apartments will be 100 percent occupied by the end of the month.

I'm glad they kept the vestibule at the front door of first floor. That's such a vintage feature.

Billie’s Grocery Adds Healthy Aussie-Style Food to Restored Luzier Building
The historic Luzier Building at 31st and Gillham, a 1920s, terra cotta jewel box next to the big, concrete Costco, is about to be fully reborn with its anchor tenant an Australian-inspired café and bakery.
...
It will soon be the home of Billie’s Grocery, a restaurant and bakery owned by Robin Krause, who also runs the Unbakery & Juicery at 634 E. 63rd St. and formerly owned the Filling Station just down the street at 2980 McGee.

Krause said the new, 4,000 square-foot space will allow her to continue to nourish her passion for healthy living and healthy food. Her other credentials include nutritional therapist practitioner, herbalist, health coach and yoga instructor.

New historically accurate front doors have gone in. Gorgeous. This is not just an adaptive re-use, but an historical restoration. Nelle Peters would be pleased that her creation lives on, so appropriate that a woman owned business and a womens's organization are moving in.

If you are referring to The Nelle, the women's co-working / social club, it is now locating to 1818 McGee in the old 'Living Room' space
