Chouteau Courts to be demolished / Paseo Gateway Plan

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

It's a hard spot for the same reason they're abandoning the site, it's unstable land.

Would come with a major site prep project. With so many other easier and cheaper lots, I expect this would sit empty longer than the Mission Mall site if sold.

I doubt it's unstable any longer. The apartments were built on a lot of fill-dirt that wasn't allow to settle long enough, but it's been more than 50 years since. I imagine the ground has all settled by now.

One could use the existing terrain to advantage in that a fairly large parking garage could be built in the bowl area--that could be several stories tall. It wouldn't require a lot of excavation like an underground garage on a regular city-block. Crown Center is a good example. The garage on the east side of Grand follows the slope of the hillside on a series of terraces, with buildings on top. Another example is the State Street complex built atop a large garage.

Chouteau Courts have been vacated. The land has been acquired for the two Quinlan projects, and the Penderton ArtsBlock.

I noticed yesterday that workers were removing a roof on one of the Chouteau Courts apartment buildings, so demolition appears to have started.

Kevin Collison is reporting a new project to be built next to the Samuel Rodgers Health Center at 9th and Euclid.

Brinshore Development will construct 62 apartments south of the health center fronting E. 9th Street. Brinshore built the two Quinlan apartment projects to the west.

They can do dramatically denser based on the lot size.

it's about half of 8.77 acres at R-1.5
Requires 1350 sq feet of land per unit

4.39 acres is 191225 square feet. Which allows 140 units

My guess is parking minimums is the problem here. Yet again parking requirements make it hard to build housing along transit lines for individuals that we know will rely on transit.

That's probably the worst part of it, look at how the paths off the east side of building 3 feed the parking lot and not 9th St with bus service

Project size likely due to limits on LIHTC credits if I was guessing.

I cannot understand why apartment buildings cannot be built up against the sidewalks in this city.
