Hawthorne Plaza

I'm one of the first to fight against tearing down a building, but the Hawthorne Plaza is a giant mess. The whole side facade fell down and bricks are falling off the front so they had to put in construction covers. Who's to blame for this?

I think there was a redevelopment plan for upscale apartments and a parking garage put forth by Howard Fischer, CEO of Distinct Properties KC LLC, but I assume they lost their financing after the big real estate crash. There was also some problem with additional TIF being opposed by the Southmoreland neighborhood, and politics involved with that neighborhood association.

The project was reverting back to the original building name: The Netherlands.

With Missouri making cutbacks to historic tax credits, things look bad for this project, if it should come back in another development proposal.

Exact Partners is based in Parkville, MO. They are also redeveloping the Wonder Bread and Campbell Baking Co. buildings on Troost, and the Marlborough Elementary building near 75th and Troost.

Good activity on The Hawthorne Plaza project this morning (tried uploading a pic, but it was too big). This is probably one of my favorite projects in the city at the moment!

For a dilapidated corner in Midtown KC, a $50 million project combines old and new
...
The initial $34 million phase of the redevelopment will turn the Netherland and Monarch buildings into apartments with some ground-level retail. Buland said he hopes to start construction in the second quarter of this year and the project has a 14 month construction timeline.

A second $15 million phase would build tiered parking and either a hotel or senior housing at what is now a surface lot adjacent to the Monarch and Netherland. The surface lot is the former site of the Naughty But Nice adult bookstore.

A skeptic commented yesterday: "...or was it the tax breaks? hmm?"

Of course, we all know (and this is how I responded) that the previous project had received a very generous tax break AND a free parking lot (the demolished adult bookstore).

Let's all just pause and be thankful that it lacked windows or a complete south wall for a decade and is still standing. It has the potential to anchor a revival of the super strange stretch of Main between 39th and Armour.

There was a plan to develop the Hawthorne several years ago but Southmoreland wouldn’t allow for the expansion of the TIF to include north of 39th St. Would love something to happen with the old Silo warehouse building further north and, of course, the Alcazar just west of 39th. Saw a city staffer call the building the Alcatraz a few weeks ago by accident. It’s almost that bad though.

What I never understand about skeptics who say things like that is there unwillingness to admit that those tax breaks have been available for the past 10-20 years, but NOTHING happened. Some other catalyst in midtown (like streetcar) was necessary for someone to come along and utilize those tax breaks.

Similarly, tax breaks have been available DT for the past 30 years...but no one would take advantage of them until recently. Why now? What changed? The loss leader of PnL (Cordish) and the anchoring of development with the streetcar.

Does anyone know if the Silo building is used for anything now, or is it just sitting vacant? The building was originally an armory.

Emerald Room? I think there were ‘shows’ there a couple time but they couldn’t get a liquor license so died pretty quick.

Streetcar Extension ‘Buzz’ Sparks Big Apartment Project at 39th and Main

The redevelopment of the historic Netherlands Hotel building and the neighboring Monarch Storage building into 144 apartments was granted a 25-year property tax abatement and $25 million revenue bond by the Planned Industrial Expansion Authority last week.

“The streetcar is critical, it’s one of the reasons we jumped on 39th and Main,” said Bob Mayer, representative for the developer Exact Partners. “The streetcar is really creating a buzz, a lot of excitement.”

Mayer said the new apartments will provide “worker bee” housing for people working at the nearby Westport Commons Plexpod, a work-share redevelopment of the former Westport Middle School, and others using the streetcar.

“Our audience who’ll be renting are millennials,” he said.

Developer Caleb Buland of Exact Partners, said the project is expected to be completed 14 months after construction starts, approximately late summer 2019. The development is being financed by Enterprise Bank & Trust.

After its completion, the developer hopes to build a $15 million second phase on the southeast corner of 38th and Main.

That project could include a small grocery store, structured parking and either a small hotel or additional apartments geared toward the 55 and over demographic.

A large section of brick has been removed on the south side of the Hawthorne Plaza building in what I assume is major facade replacement work due to water damage.

Hasn't that brick been missing for a long time, or is there more removed now? I can't tell.
