Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

i'm all for infill E of troost but that seems like a stretch. curious to see how it does.

Plate reportedly reopening in a Butch Rigby mid-century office blddg at 63rd and Holmes. Glad to see the restaurant coming back, but I hope they find a way to configure the restaurant in an office building in a way that is not super awkward.

601 E 63rd is right there - it was my pediatrician's office 40 years ago, but it looks really good now. There's a few decent buildings over there that could hold a restaurant.

Yikes. That looks worse than the "before" picture of 601.

I'm sure it will be lovely.

It is submitted for permit. This site is currently empty, save for a couple of mid century apartment buildings north of 65th Street. It is just across The Paseo from Kauffman School, south of the old convent on the hill. Technically it is roughly... three blocks east of Troost? Four? It's a dynamic site where Paseo and Meyer join and flow into the Twin Forks Creek valley.

Speaking of Twin Forks, the two watersheds form the dynamic Dunn Park on the Paseo and Rockhill Road near Research Brookside (formerly Baptist) before joining around The Landing and continuing northeast. Some of my favorite topography in Kansas City.

Thinking about the UCB development at 65th/Paseo, I wonder if we're getting to a point where developers are looking at the area surrounding the Landing as a long term play? If mall ownership changes hands with experienced, deep pockets, it could be a game changer for the area. Whether a heavy rehab of the existing structure or ground up mixed use.

Would think something like the upcoming Mission Mall plan would do well. You've got Brookside right there, Research, UMKC and Swope very close, and it sits at the intersection of several major streets, near 71 Hwy. It seems like the area has stabilized to some degree (rather than what seemed like continuous decline all the way up through Cleveland Chiro leaving in mid-2000s) with Kauffman School and "East Brookside" encroaching. Would be a rare, key building block for both east side, and Brookside...

I think redeveloping or rehabbing Landing might be too much of an investment/risk for developers at this point without massive subsidies. If the momentum and development in that area continues for a few more years, then I think it might become more feasible.

i forgot how kind of weird (in a good way) both 65th (east of downtown BKS) and Gregory are to the east.

65th (again east of the main business district) is sort of getting a Seattle vibe from streetview.

A few highlights:

Desire to keep commercial rents reasonable, neighborhood feel. Hoping to create a sense of desirability that is eventually inclusive of Troost and near east-side neighborhoods.

Initially very difficult to obtain financing. Shout outs to Great American and Enterprise banks.

Pleasantly surprised to hear New Landings Mall mentioned as having significant potential down the road.

Banks are a major part of the problem in many community-related situations. They caused some of these problems, and they don't feel any responsibility to fix them, so kudos to Great American and Enterprise banks.

Love the density, but my goodness there is something very wrong about white developers moving into an existing minority neighborhood and rebranding it.
