hyde park: believe the hype?

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

I thought the hotel was planned for the east side of Troost north of 24th Street.

The massive structure that has stood vacant at 911 Linwood Blvd. for 30 years is expected to be transformed into 95 market-rate apartments.

On Thursday, the Planned Industrial Expansion Authority board supported the $12 million project by approving an 18-year, 88 percent property tax abatement for the developer, Leawood-based Brickstone Capital Partners LLC.

Charles Renner, a Husch Blackwell LLP attorney representing the developer, said the six-story brick building, constructed as the Belmont Hotel in 1912, has qualified for inclusion on the National Register of Historic Places, making the project eligible for state and historic tax credits, as well.

Even so, Renner said, the developers still face a financing gap, which could qualify the project for one of the first grants from the new Shared Solutions Fund that Kansas City is expected to create to boost projects in distressed census tracts.

I prefer to see it as a local developer being willing to take a chance on a building [_____] this close to Troost. That's kinda exciting.

I don't care where the developer lives as long as buildings get renovated, and are no longer a problem in the neighborhood.

This developer is also rehabbing the apartment building around 30th and Harrison that was long vacant and used to have the weird plastic umbrellas in front of it. I think the work is almost done and it's looking pretty good.

They have big plans for the building at 911 Linwood and it is supposed to offer many amenities, including a roof top deck. They are trying to outdo Mac on the finishes and amenities while keeping the price the same.

The developer has also expressed interest in doing more projects around the Troost corridor.

I remember the apartments with the umbrellas. Weren't they a sort of defacto artist colony?

Great, the first East side grants go to a Leawood developer. I'm sure that won't be a headline.

What the PIEA approved was a property tax abatement, not a grant from the program that the mayor proposed recently.

Maybe I misunderstood, there was a mention of perhaps still being a funding gap that might be closed with the new fund.

...and then money would need to accumulate in the fund (from PILOTS of DT projects BTW). And then whoever is in charge of that fund would need to approve those funds for that guys project...it has a few steps to go yet.

Just heard thru the grapevine that the Citizens of the World charter school is looking like it will be going into the white building on Armour and Broadway, i believe that is the NE Corner

my understanding is the only thing that separates the two is that OHP is the part that is a registered historic neighborhood?
