Developer would like to build as many as 325 luxury apartments on site overlooking Missouri River.

A  Houston company wants to build a luxury apartment development on a prime, eight-acre River Market site overlooking the Missouri River that was formerly used as a rail yard.

The Morgan Group is planning a 300- to 325-unit “A-plusâ€

The wood-framed part scares me -- the initial implication I get from that is cheap crappy suburban style shit.

I looked at some examples of this company's work, and hopefully what they have in mind looks more like one of these:

JUST residential?!?  This is such a marvelous spot for a little mixed-use hub.  The site is massive and looms right over the bridge and the river.  I certainly hope they attempt to integrate more than just suburban-style housing into the parcel.

Does this mean that this company definitively won the bid?

The real estate development industry has, over the decades, become fearful of mixing uses. They see it as unneeded risk when they can just plop down only residential and still make boatloads of cash.

There had been serious speculation by our forumers that Cordish was going to purchase this land and develop it. But not so.

i dont know where they are going with the "wood frame" issue, but building materials dont concern me that much as long as the design is cognisant of being in an urban neighborhood -  and doesnt look 'retarded' like this:

Bridgeworks Lofts are wood framed so we should not be that scared.


Also, in the article George Birt states that they will be restoring the street grid.  No reason to get wound up yet fellas...

Does this part of the Market have historic status?  I remember when I was in 523 Grand the Realtor said buildings to the east couldn't be modified beyond a certain extent.  Although I take it this only concerns existing buildings and not new construction...

(I like 5 Delaware...)

But yeah, if something goes up with "siding"...then someone should be shot.

Well I'm sure it's historic but since the only thing on the land is weed-encroached concrete there's not really anything worth preserving.  :)

I believe that the comment regarding the Bridgeworks lofts was meant to show that simply because its a wood framed building doesn't mean it won't blend into the neighborhood.  4 story buildings would blend in well with the surrounding environment.  The land at the River front park, which is relatively isolated, would be an ideal place for high rise, cutting edge residential design. Nothing you put there would have to worry overly much about relating to its neighbors, since it doesn't have any.  

It looks like this development company designs and builds  buildings that are appopriate for the environment they are built in. They do suburban style builidngs in the suburban areas, and a more densely "urban" design in urban areas.  
Are you sure we're talking about the same God here, because yours sounds kind of like a dick.

This space would be the ideal place for another design competition similar to what Stretch is doing in the crossroads. I bet we'd get some kick ass designs if folks had a free hand and were competing against other architects.
