Re: Commerce Tower
I wonder if that's the CVS garage or the one North of Commerce Tower? Also, any idea on why someone would want the building & garage declared blighted?KCDowntown wrote:Looks like there was a LCRA teleconfernce today regarding declaring this building and the garage next door blighted.

Re: Commerce Tower
Most of the documentation was about asbestos and lead in the building, plus areas of the building that were not ADA compliant.

Is there any actual conversion work under way at the moment or is it all still speculative?
Re: Commerce Tower
They are relocating tenants. No actual conversion has started yet.JBmidtown wrote:Is there any actual conversion work under way at the moment or is it all still speculative?

Re: Commerce Tower
It looks like more of this building is going to be turned into market-rate apartments. The latest TIF agenda mentions says that 342 apartments will be built from floors 7-30, this is up from the previously published number of 265.
A grad school and private elementary school will take up floors 3-6.

Re: Commerce Tower
During the Q&A at the DNA tour the week before last, the developer said that to their knowledge this would be the largest project in progress downtown by a measure of unit count.
Re: Commerce Tower
Ah, so the grand plans for a "vertical city" of interesting uses starts to morph into a typical office-to-apartment conversion + Park U's already existing satellite graduate program? Expected.
Albeit, I am working with the information presented here, perhaps planning and development continues towards the grander ideas presented initially.

Re: Commerce Tower
There are renderings of the exterior of this project on pages 152-154 in this packet from tomorrow's TIF meeting. One shows the view from the sidewalk, and two looking down from above.

Re: Commerce Tower
looking at that second rendering upside-down like that really give you a sense of vertigo.
I agree with rxlexi that it is not quite the vertical city that i had expected (see page 148). I was expecting some of the shared, mixed use program interspersed between floors so as to take advantage of various views of the city from different heights, but it is still way more mixed use than most "mixed use" suburb BS that we normally get.

Re: Commerce Tower
Hope the unit on the north side at top with the bump out puts in a glass floor.
Re: Commerce Tower
haha, yes. Glass floor infinity pool balcony?
Re: Commerce Tower
additional TIF approved. will also seek a CID sales tax, which would apply to the tower's retail (and presumably the CVS).

Re: Commerce Tower
That CVS needs to be a 24 hour store and there needs to be a secondary Walgreens or something in the Crossroads or in City Market
