I was looking through old posts on this thread, and they were mentioning that there was a Winsteads and a food court, but that was over a decade ago. What exactly is in this building now? I've never been inside, and the whole building looks kind of mysterious, so it's gotten me curious.

The former Winsteds / food court area is now a conference center for KCP&L.

So, are there any retail-type businesses in the building, or is it all office space?

Just noticed that 1KCP looks dirty. Maybe it could use some new glass like the flashcube?

New glass would look great but I would think it would be a hard renovation to do with a full building.

They could also wash them. I would think a full, successful building like that would have the money to do that once or twice a year.

I work in 1KCP and they never wash the windows it seems. Executive Hills is very cheap from what I have been told and doesn't do a good job of maintaining their properties. And when they do fix something, it's usually done half ass.

Executive Hills owned the Mainstreet Theater for years and didn't maintain the roof, which allowed rain water to destroy all the interior, as well as exterior wall integrity.

I would imagine it’s low vacancy rate and prestigious tenants makes it a non-target for firms like Somera Road.

Do we know if executive hills owns & operates 1KCP or just operates?

If there was more modern office space in downtown KC, would One KC place even be considered class A anymore? It just does not seem like the top class A building it once was.

Even the lower lobby level windows never get cleaned. Some of the pavers out front on the Main Street side are buckling and last time I was in the office (a month or so ago), they still had cones and tape around them so people wouldn't trip. I think it's been that way for 6 months or more, just put caution tape around. They will eventually fix it, but it will look half ass. The new sidewalk and plant boxes in front of the Evergy Energy Center was cheaply done. A week after it was poured, the concrete plant boxes already had cracks in the corners...lol.

I don’t think that any of the big KC towers would be categorized as Class A if/when WR, Strata, and 13 Wyandotte Open.

No wonder all the companies that want class A are in the Kansas suburbs or maybe the plaza then.
