AT&T Building Renovation, 8th Street and Locust

The AT&T office building at 500 E 8th St is on the market and it sounds like a redevelopment plan may be coming together (and looking for incentives). The PIEA agenda for this week's meeting includes an item for conducting a blight study. I don't see any indication of the plan.
Resolution approving a Proponent Funding Agreement and authorizing preparation of a Qualification Analysis and General Development Plan for the proposed 500 East 8th PIEA Area.

Apart from government buildings, is this the only downtown building of any size put up in the '70s? What are thoughts on possible uses? Office? Residential? Server farm? Massive escape venue?

Wallstreet Tower (1974) and City Center Square (1977) come to mind.

Seems like a good spot for a hotel? It's a short walk to the North Loop streetcar stop and that parking ratio is low enough for modern hotel use.

Where are the AT&T staff moving? Does anyone have any idea how many people work there?

I'm starting a new thread for this building, since AT&T is moving out, and the building is being sold.

AT&T Leaving Downtown, Selling Building; Prospective New Owner Plans Major Renovation

AT&T is shutting down operations at its 13-story downtown headquarters at 500 E. Eighth St., and has an agreement to sell it to a new owner who plans to redevelop the property.

Maxus Properties wants to purchase the 362,000 square-foot building that opened in 1973 and undertake a major renovation of the property, the Planned Industrial Expansion Authority board was told Thursday.

The PIEA board agreed to allow the developer to conduct a blight study and prepare a redevelopment plan in anticipation of applying for tax incentives to help finance the project.

The 1970s office building is located in a federal opportunity zone, a designation that would make companies locating there eligible for substantial federal tax incentives.

One of the ugliest buildings downtown, but says something that AT&T would rather move their downtown employees to Brookside(ish) rather than moving employees downtown. Maybe they had a sweet offer on the building.

Not remotely Brooksideish. The office is closer to Prospect than Troost.

It's distance from Brookside would be similar to saying Penn Valley Park is in the River Market

How many employees do they have? Has to be quite a few to fill up a 13 story building.

It could be they didn't want to spend the money for upgrading the systems and renovating the building.They have a fairly large campus at 63rd and Euclid.

This building is in the big Opportunity Zone. Are we betting on multifamily? Maybe mixes income?

It has big floorplates compared to a lot of the new office space we're building. Since we know how in demand larger floors are I'm betting it stays office space.

Yep, it's Maxus. Also developed Chicken N Pickle and have a small handful of commercial properties, but largely residential multifamily.

No concrete plans for AT&T yet that I am aware of...
