Stucco is closely related to plaster.
EIFS, and dryvit, are falling by the wayside. Thank god. They are both terrible building envelope systems.

Is there a web site with info on these houses? The Bridgeworks Lofts web site has been taken down.

I've been wondering why they didn't make them into rowhouses or duplexes, and make them more energy efficient at least?

I think one of the main selling points is that you can live downtown, in something like a rowhouse, but you don't have to share a wall with the opera enthusiast next door.FangKC wrote: I've been wondering why they didn't make them into rowhouses or duplexes, and make them more energy efficient at least?
Re: OFFICIAL: Bridgeworks Condos
For years I've decried the tendency of modern houses to go for size rather than quality, which is why I prefer to own a Midtown shirtwaist rather than suburban McMansion. Yet, I get the impression that those building in older parts of town have adopted something of the older housing ethos. The list of features would certainly support this impression (http://www.cityhomeskc.com/features.html).

What does the $0.12/sqft HOA fee cover? Seems high for a detached single family home.

I imagine it covers exterior and property maintenance, water/gas/sewer/trash/taxes, snow removal, grounds keeping, pool, clubhouse, gym (if they have one), etc.

Re: OFFICIAL: Bridgeworks Condos
If the HOA is taking care of the outside of the structures and the grounds, as well as a pool and other amenaties, then I think that's a really low number for fees. It probably won't cover gas and taxes, though.

I guess it will depend on how much gas the houses use. If it's just a water heater, then they might.

Nice! I really enjoy the Rivermarket and look forward to spending time there this spring and summer
Re: OFFICIAL: Bridgeworks Condos
I find it disappointing how the 3 middle house turn their back (or side, in this case) on 5th St., the main corridor. Since they brought them right up to the sidewalk, I think they should have at least put windows there, even if they had to be up higher, or something.GRID wrote:
I know many people consider the FOCUS plan outdated, but it recommended new construction be oriented and focused on main corridors like 5th. Grand Slam did the same thing, with that massive blank wall along Grand that is just begging to get tagged. Millions of things could have been done to these walls, with just a modicum of imagination, to make them more inviting and give them a little street presence.

City Homes now has 10 firm sales and the first residents have moved in.

I wish they'd get Oak Street put back in. I'd like to see what the street-scape along Oak is going to look like.
