Missing hotel flags in Downtown

KC is finally making some progress with bringing some new hotel flags to downtown KC, but I can't help but notice that downtown KC still lacks some pretty major hotel brands. I pulled this list from the KC Business Journal of what's there now including what's under construction. (I may have missed some)

What additional flags do you think downtown KC could get in the near future?

I'd expect a full service Hyatt soon (nothing imminent that I have heard of) but it will only be one of those Hyatt flags. Not many cities our size possess all of those Hyatt flags downtown.

Omni is pretty niche but growing in Midwest (only 1 in Chicago for example) but I'd guess we won't see one ever.

W is the strong contender for the p&l development.

Ritz is not happening. I wouldn't expect many Ritz adding anywhere.

JW / Renaissance...basically same brand. I don't see one coming unless Marriott downtown does something huge with a renovation or converts the 2nd tower to a new flag.

Those other limited service ones....meh flip flop any Hampton or Home2 into those...same thing except if you really like a specific one for your hotel loyalty program.

We've got quite an influx of hotel rooms coming in right now...be interesting to see how the market handles them.

yea, I realize KC wouldn't get all brands of each flag.

I'm thinking KC could probably get a Hyatt (probably Hyatt Place or Hyatt House), A W in P&L and an Aloft in the Crossroads.

I'm sure Hyatt rewards members would appreciate something but unless its something full service not too excited about those.

Aloft would be great for crossroads....

There was supposed to be a bigger hotel in the Delaware landing project....that could fill some of these gaps.

I thought this thread was going to be about country flags...

Go to most cities in the world and their downtown/city center/tourist area hotels will fly several country flags to show their hotel welcomes guests from those countries, have staff that speak that languages.

KC just isn't enough of a tourist destination I guess, but woukd be cool to see a German, French, UK, Japan, etc group of flags above the entrance to some if our big downtown hotels.

I was thinking of a full service Hyatt Place or something. It would probably have to be part of a residential project. I have stayed at the one in Charlotte a couple of times and it's quite nice. The rooftop is awesome. It's a shared tower with residential. Something like that could even work in the crown center area. But yea, a basic Hyatt Place like what are typically in suburbs is nothing exciting.

Hyatt place is limited service but I'd for sure take that Charlotte one.

There is a relatively new ALoft in Cleveland near the Flats District that resembles the vibe of the Crossroads. Seems like a perfect fit.

As far as I know, all Hyatt Place locations are limited service and franchise-only. Sort of an upscale Holiday Inn Express, really.

Also missing on the list are a few of the luxury brands. Which I think will take KC awhile to be able to support.

I suspect Hyatt will re-enter at some point. If you recall, they tried on the Plaza but it was shut down due to incentive requests.

A Kimpton would be a great addition for the Crossroads, they are all boutique style hotels and I am pretty sure all of them are dog friendly and dogs are free of charge

Kansas City is dominated by Marriott brands it seems. Marriott has so many brands it's hard for me to distinguish the difference between many of them. I think they might have reached a branding problem like General Motors used to have with Cadillac, Buick, Pontiac, Oldsmobile, Chevrolet, Saturn, Geo, GMC, Hummer, Opel, Vauxhall, Holden, Saab, Wuling, GM Daewoo, and Suzuki. So many brands that the public can't distinguish between them.

Also missing downtown are the Wyndham brands which also include Ramada, Days Inn, Microtel, TravelLodge, Howard Johnson, etc.; and a Intercontinental; Radisson, Sofitel brands, etc.

I think the next brand to come back will be a Hyatt brand, which will either be Six Light, or built on the parcel west of the P&L Building, or across the street on the parcel next to the interstate trench at 14th and Baltimore.

I don't think we aren't going to get the high-end brands downtown like Peninsula, Waldorf Astoria, Ritz-Carlton, Four Seasons, St. Regis, Mandarin. Kansas City is not a town that attracts a lot of big spenders.

I think downtown can only handle one or two more large new hotels before it's tapped out. For more to be built, there would have to be more significant residential and retail infill; and several large employers coming downtown. You need a more dynamic downtown environment than what exists now.

What's likely to come is hotels that can fit behind something else in more out of the way places and will be mid tier names. I can picture one on the riverfront back at the end of the road to have good downtown access but not pay the highest price to be in the core of downtown

In the image on this article the building closest in view could be a Days Inn

I have a feeling that is why there is talk about extending the streetcar to Isle of Capri casino. It would make it easier to build a hotel that could serve both casino visitors and conventioneers and tourists. I think the City owns that parking lot across from Isle of Capri.

When riverfront streetcar extension is a go, the City could develop that lot into a mega garage and lease out to downtown workers/residents. It will keep that many cars out of downtown yet easy access to Paseo Bridge and may attract companies to move downtown along streetcar that would otherwise struggle to find enough parking. Until we have metro wide transit many will use, large garages at the outskirts of downtown would serve a good purpose including keeping cars outside downtown, making it easier to develop downtown lots tied to parking and potentially attracting more companies. (Discussion belongs in streetcar riverfront thread I suppose.)
