I was trying to come up with a comprehensive list of Downtown new residential units.
5,853 total new units completed/under construction/scheduled to start (2016-2018).

atlas (former berlau paper building, east side of walnut south of truman)
the new england building (northeast corner of 9th and broadway, kc loft central project)
edit: is 1914 main new enough?

On a related note, the downtownkc.org site hasn't had a residential report update for 2 years. Might submit link to this thread to them to encourage an update. Here is the last report...

It says that there is an average 1.9 people per household, which seems a bit high but they are including single family homes on W Side. If it's say 1.6 for apts/condos then those listed so far represent nearly 9000 recent/new population. Urban planners say greater downtown KC needs 30K-35K as a critical mass to start attracting broad range of retail (like an urban Target, Trader Joe's) and with recently stated 25K pops, it's clearly in that territory.

Plenty of surface lots still to fill up, hopefully with some office towers too.

How many new apartments are in the Flashcube building conversion? There are also a bunch of apartments in the former Abernathy Furniture complex conversion in the West Bottoms.

There is also that Residence Inn hotel-to-apartment conversion at 30th and Main (2975 Main St.).

Hotel Bray converting to 29 units, just announced. Will be called The New Yorker.

I don't want to get into "Completed," "Proposed," "Announced" etc.
If something is not started within the specified (or close) start date it can be removed.

I need to get out more. I drove around for about an hour checking out Quality Hill, River Market, Columbus Park and Crossroads and was really impressed with all the new units, some I didn't even know were there or being built. I even work downtown and wasn't aware...lol Nice to see another crane downtown in the RM, I can't see it from my building, only the crane for 2 Light.

Crossroads is just awesome, so clean, but still funky. Quality Hill just has a ton of new apartments and great views. The new apartments in Columbus Park look great, looks like there are more to come.

Still biggest concern is Grand Blvd and Broadway. Just to many pockets of nothing, even the sidewalks with no trees or planters. Both those Blvd's should be a focus for the City, they are 2 of the main streets through downtown, besides Main. I just don't get it.

i hear lots of buildings are offering deals or lowering prices. how long does that happen before projects in the pipeline start to get jittery?

most of the datapoints i have for that are for terms where the full set of amenities weren't completed for the whole duration of the lease term (e.g. p&L tower before north building constructed) or for early renewal commitment incentives (1light). is it more pervasive than that?

Oh fuck the last thing we need is for the market to collapse. The city council needs to do whatever they can to attract more workers downtown/the urban core ASAP.
