“Eventually, I would like to position it as residences or a hotel,” Patel said Wednesday. “The location next to the Power & Light District and other amenties is nice, and it’s a very good structure.”

The eight-story former Palace Clothing Co. office building at 1150 Grand Blvd. is listed on the National Register of Historic Places. It is considered a prime example of the “Chicago style,” characterized by large windows made possible by iron-beam construction.

The 80,000-square-foot building, designed by Kansas City architect Frederic McIlvain, opened in 1924 to house the Palace Clothing Co., a retailer that remained in the building until 1964.

A major redevelopment was undertaken in 1972, stripping away many of the historic interior features as part of the renovation for multi-tenant offices. It is partly occupied now.

Will Patel move on to this once he's done with the Holiday Inn Express?

Historic Palace Clothing Co. Building Finding New Future as Boutique Hotel
The historic Palace Clothing Co. building at 12th and Grand is slated to become a 110-room Canopy by Hilton boutique hotel, the latest entry to the booming downtown hospitality market.

The planned $30 million renovation is being done by Mark Patel, a developer who also redeveloped the historic Gumbel Building into a Hampton Inn in 2015 and is close to finishing the conversion of the Interstate Building into a Holiday Inn Express.

From the article it sounds like the state is bankrolling that project.

I wouldn’t complain if Hilton (or Hyatt) built something to compete with the Marriot Monopoly (soon to be Marriot-Loews Duopoly)

I’m hoping the change in parking minimums move this towards residential.

From the article, I think the state is helping with financing on the convention center updates. Not to say that they aren't also helping with the hotel, but that wasn't mentioned. So they are getting an 800 room Signia AND a 600 room Hilton, or are they connected in this single building? I love the materials on the Signia (if the finished product turns out that way).

According to their website, they've opened two properties during the pandemic:

They haven't even bothered to replace the multiple broken/missing windows on the street level, so I seriously doubt it.
