Here is Colliers' Q2/2016 multi-family report (apt/condo construction)...
INVENTORY GROWTH IN THE NEXT YEAR
Submarket (five most active) Change
Central Kansas City 8.7%
South Overland Park 3.8%
Clay County 3.0%
Shawnee | Lenexa | Mission 2.5%
Wyandotte County | Leavenworth 2.4%
UNITS UNDER CONSTRUCTION

Central Kansas City 3,132
South Overland Park 1,146
Clay County 786
Shawnee | Lenexa | Mission 747
North Overland Park 509
There are more units under construction in KCMO's Central Corridor (3100) than all of St Louis metro (2600) and KC metro appears to have more units under construction (6K) than Minneapolis metro (about 4K), though MSP delivered a lot more than KC last year...

earthling, are you familiar with the Census building permit reports? They come out monthly around the 25th. (August is currently the most recent available.) There's a line for every metropolitan area and you can get the report for a single month or summed for the year to date. Broken out by single family and 3 sizes of multi-family, plus total multi-family.

I like to set up the report for 'permits for metropolitan area - monthly', and select 'year to date' for the type.

Nice, I pasted in spreadsheet and sorted.
For 2006 up to Aug, KC metro shows 23rd most apt unit permits in US and 2nd in Midwest behind Chicago. Including all permits, KC is 3rd in Midwest (MSP area has more single family housing permits). KC was about the same ranking in 2005.

Central KC dominates the list for upcoming units. Would be nice if they showed what is new building vs rebab. It does show expected completion.

The building permits report for all of 2016 came out. KC did pretty well, 3rd in Midwest for all permits and 5+ units - behind Chicago and MSP. For all of US, KC around 24th in permits. Not in the ballpark with 'hot' markets but no slouch either. STL looks to be around 32nd nationally.

- Clay county has highest % annual growth of inventory, then Central KC
- Largest deliveries last quarter were all downtown
- JoCo is slowing down

KC metro had an unusually high increase of permits in May for multi-units, 969 5+ unit permits. Better than top 10 in country, top 15 when you include all permits...

For Jan-May 2017, it's still pretty good, about 3rd in Midwest and near pace with fairly hot southern markets...

I wish the boom was primatily happening in the urban core and was smaller multi-family units that are similar to the beautiful KC colonnades built in KC's golden age.

Our zoning needs to change across the city around setbacks. even changing to 4 foot side setbacks in the urban core would help a lot. could build a larger home on a smaller lot which would sell easier.

This shows history of building permits, single family and multi-family.
KC is still way below early 2000s permit boom with single family homes but new peak for 5+ mutli-family residential, which is comparable to national trend...

Collison on Denver cost of living rising, much higher than KC. Downtown Denver has more downtown housing coming for 2017 than all of KC metro...
