I'd be surprised if there was a problem. It's becoming the norm in the denser parts of cities. The practice is used a lot in Houston and even by the Oread Hotel in Lawrence.

Yes, they could negotiate for space. I'm fine if the hotel wants to have on site parking space...but make it less hideous.

Parking money is bigger when sharing. It's a big reason that removing parking minimums is a necessary step for the city. Because no project should be made to build parking if they wanted to share a lot or garage. Look at the Baltimore Place (9th and Wyandotte), they have a heavy shared parking setup and it works.

That lot is owned by Assurant. If they have lots of open spots on the weekend they could offer weekend spots to the hotel and get a fee from the hotel. The hotel can built bigger and make more room money while needing less parking.

Seems simple to me.

They have to be contracting with someone already or plan to because their parking count is either under the room count.

I wish Aloft would've taken this spot - their urban locations usually fit in with the surroundings, including street-level activity.

the company constructing it wants to move quickly. the sign company wants their sign, says they get good rates for it.

if you go back a few pages in this tread there's a KCBJ article with a rendering. I see a giant 5-story tall blank wall on the south and a smaller one on the north. that's way taller than they have now, would be visible from further away.

it's in the financial interests of both parties to get this up and for the sign company to get to use the huge blank walls for an ad. If Lamar hasn't asked about this they're stupid because it's a better space than they have now. If the hotel company declined the idea, they're stupid because they're holding up their project. So either way, one of the parties is stupid.

don't like the idea? I'd much rather have something on a building than a pole sign in an empty lot. and if you open the star article, you can see two such building side ads in the photo. they're not that annoying compared to an empty lot with a pole sign, like at Truman and Main

I worry that the design of the proposed hotel is only the slightest of improvements over the parking lot and sign. In fact, from what we've seen so far it is basically a building designed to hover above the surface parking so as to preserve it in all its glory. After the city's recent capitulation on the Royal, among other things, I am not convinced we will get any better pedestrian-oriented design for this hotel.

There's one at the other entrance. So far it's been tastefully painted as a mural. Way better than a red brick wall with no windows

the rendering that's been floated is out of date (and thus inaccurate). new ones should be surfacing soon. just a reminder for the chicken littles around here that this is the firm that did cosby, ambassador, etc: http://sunflowerkc.com/projects/

That's good news. By your tone, I assume you've seen the renderings. You sound confident that we have nothing to worry about.

So, ah, those of us not on the inside of the process can only react to what we see published- and I assume the renderings were accurate when they were released by the developer or architect.

Sunflower does lovely renovation work, but I didn't see any new construction listed on their site. It'll be interesting to see how they do when they don't have to follow aesthetic guidelines in order to get HTCs.
