ah, yes, most of those residents park in the public alley (which would not count towards 'included' parking).

I don't think The Normandy Apartments, at 11th and Washington, have their own parking, but you can pay $50 extra to have a surface parking space somewhere nearby. That building was never part of the original McCormack-Baron property when Quality Hill was redeveloped. That garage behind the Normandy was part of the McCormack-Baron development, but it's now owned by one of the parties that bought buildings when they sold off properties.

I looked at the Butler Brothers loft apartments website, located at 804 Broadway,and they don't advertise designated parking spaces either.

The 1600 Grand (Crossroads Lofts) building advertises gated parking available. I wonder if it is the fenced lot to the south? That lot isn't owned by the same ownership as 1600 Grand, but perhaps residents rent spaces from that other owner. 1600 Grand is also advertised on the same site as the EPT Lofts and Campbell Lofts at 16th and Walnut, and all parcels have the same mailing address. There is a gated surface lot on the NW corner of 16th and Walnut under the same mailing address, so 1600 Grand residents might also be able to park there.

I'm a fan of detaching the cost of renting a place to live from a place for a car to live. Need more shared parking options....Big 12 tournament this week is the prime example of a lot of parking being "fenced off" from multiple uses.

it's not a problem today. several downtown residential buildings don't come with off-street parking -- the star lofts immediately comes to mind.

The lower the rent the more acceptance I can see for no parking spot (many of those are under $1.50/sqft right?) but the higher the rent (over $1.50/sqft) would think it would be harder to lease units w/out spot. Sounds like 1914 Main apts are over $1.70/sqft. Good to hear if it's becoming less of an issue. Being right at a streetcar stop should help.

Parking spaces might be more of an issue for any rental buildings intending to eventually go condo. Trader's Building on right track with dedicating a few spots to leased out cars.

This is true, it's harder getting a mortgage on a condo without a parking space.

Could be counted as a premium feature for the early leasers so they're jumping on the space. Early bird gets the parking spot.

Took a tour yesterday, 5 units occupied and 16 leased. They are nice, all having similar floor plans. Balconies are really cool - on both sides.

Has Linden Street Partners purchased any additional parcels on which to build more apartments--other than their other project at 1721 Walnut Street?
