I think we are to the point we can and should whine at bad design even if they build a/o incentives.... In this case there is ground level retail on main. No worries.

Are there balconies on the south side of the building?

No, the building is more or less flat.

foundation work has started for the garage. it will be precast concrete panels, so i'd expect it to rise quickly.

This is looking much better than I thought it would. The early renderings made me fear the entire thing would be covered in stucco. The brick is a nice fit with the rest of the crossroads, as is the traditional fenestration on the east and west. The glass curtain wall in the south adds a little modernity(it really does project outward like a curtain). I also like that the height is slightly lower than the President, contributing to a stairstep effect up to the tall towers on 12th. Dislike the slanted shed parapets on the ends that are endemic on newer beltway buildings.

I didn't really think this hotel would be as large as it is when first announced. It looks very nice and the location really makes it stand out. Downtown is going through quite the building hotel building boom.

It helps they put it on the uphill side of the parcel.

The convention hotel, if/when built, will benefit from this and then some

I was out running errands and i saw that progress is being made. Branding is up and most of the brick work is done.

I like this hotel. It's very "urban". Nice infill project.

I told my wife the same thing last night. The 1500 block of Baltimore will have been the beneficiary of one of the most dramatic changes in recent downtown history. From one derelict historic building, a couple mid-century duds and surface parking to renovated historic office space and two new hotels.

Not to mention what is going to happen on the main street side of this block... No way sporting leaves that a gravel lot for long.

Coming along nicely though a deeper red, coarser brick would've maybe fit better next to the other buildings. The brick type has kind of a sterile look to it next to the others, making the building look like it has pre-fab walls. Not complaining overall, maybe overstating it.
