Truman and Baltimore/Main

http://www.kansascity.com/2013/08/26/44 ... t-new.html

257 rooms
166 parking spots
10 stories (3 taller than the just renovated building on the same block)

no tax incentives

can't tell from the parcel viewer the scope of the project. but there's a large parking lot to work with that's part of two different parcels

this will be a notable change to the downtown skyline from the south. 10 stories is tall for the crossroads right now.

apparently the streetcar had no real impact on the decision. maybe it was the over the top aspect to saying yes on the site, may be impossible to find out for sure.

Great news, though sounds like an early proposal. If downtown could attract three more developers like this the net result would be a 1000 room convention hotel with no incentives. KC is better off going after several smaller hotels than one big subsidized one. There is plenty of conference space, no need for a major convention class hotel with more meeting rooms.

Development news is dropping daily. 10 stories, so does that mean a crane will be needed? It will be a real sign of the returned momentum once DTKC has several cranes up.

This possibility also gives the city leverage in any on-going negotiations with a potential conventional hotel.

that won't help the convention business. one thing I've seen is convention planners like dealing with less hotels and bigger blocks. a large hotel gives economy of scale deals and less work to coordinate. transportation to one place, paperwork with one place, etc.

not that we should consider turning down a number of smaller hotels if they want to build. we'll still need the larger scale structures too.

The 190,000 square-foot hotel is expected to be completed by the fall of 2015.
Hmm, so maybe it's more solid than just an early proposal.

Is this going to mean NIMBY from Crossroads residents? Wasn't there a kerfuffle awhile ago about too many stories in a Crossroads proposed development?

This is fantastic news. Downtown is really back in a big way.

yes, a crane will be needed unless they want to carry the steal by hand.

I assume you mean a tower crane. and that's painfully hard to figure out without construction experience

Is this 'instead of' the hotel proposed for the Freighthouse parking lot a few years ago? I seem to recall it was mentioned as being a dual flag property.

Looks like this will be the first hotels in Missouri for Chartwell Portfolio. There will now be 3 Residence Inns in a 4 mile stretch of KC

Does anyone have any ideas on what this building would look like? Does Residence Inn/ Courtyardhave an example of an urban core design?

He will probably wait until the cranes are already up to start fighting it, though.

The downtown Denver RI looks to be about 10 floors and looks nice.
